No matter how I inform applicants on how they failed, it's never going to be a pretty situation. In one case I called back the applicant. I told her that I first ran her credit with a "Soft Copy" not letting anyone know I run her credit history. This way it wouldn't effect her credit score. And since I didn't get a complete picture and didn't run her entire background information, I'm going to return her Credit Checking Fee. Not going to cost her anything. She began crying on the phone. How a landlord stranger went out of his way to insure she would have the best chance finding a rental else where.
She called my back the next day to thank me and said she had told her parents about me. They encouraged he to consult me on how to find a good place to live.
So after a few minutes an idea came to mind. If she was interested in taking over another person's lease. A person after a short tenancy got a job transfer and was moving out. That tenant had no time to clean or repaint areas. And her rent was below market.
The applicant jumped at the change to see the place. I gave her the phone number of the departing tenant, and they arranged a meeting. With in a week the old tenant moved, leaving some furniture for the new tenant. And the new tenant moved in.
With permission the new tenant got her skilled friends to clean the unit and repaint it.
She got an apartment $200 under market and I got a free $1,500 paint job. Plus no down time.
