We are replacing gutters and downspouts during turnover.

We have replaced 5" gutters with 6" at other rentals, and have increased the downspout sizes.

This particular 1 and 1/2 story home has an average roof pitch from the ridge to the front of the house. But it has a very extreme pitch on the back of the house. We could go with a 7" gutter on the back. Would that be worthwhile?

And how about the size of downspouts? We intermittently get torrential rains in central Virginia, especially as tropical systems move right over us. --71.246.xxx.xx

Chris,

Bigger is better.

I consider how much roof is contributing to each gutter. One house had 3 roofs feeding into one valley at a sharp angle so rush and volume of water would overflow the gutter creating a wet basement. We added a simple 6" tall splash guard to the top of the gutter to catch the splashing.

Also, leaves.

I recently replaced a 2x3 downspout with a 4" round pipe. Doubled the volume it could handle, and looked nicer too.
