I don’t know about Arizona, but in California pet liability insurance coverage would be within the rental policy. You’d have to be sure that liability coverage is purchased. I don’t know if you can require liability insurance on a pet since it’s an ESA. You can require this coverage for a non-ESA or service animal. --99.23.xxx.x |

I'm pretty sure that you can not require insurance for an ESA or service animal.
Check with your insurance agent and ask him how to deal with the ESA issue and about how they handle claims that might result from that animal. --76.178.xxx.xxx |

Don't even mention ESA. Just require all renters to have renters insurance and the ones with animals add an animal rider. If every tenant has to do this then you are not picking on anyone.
That said, I question the reliability of the tenant claiming ESA. Is this a current tenant or someone applying? --73.19.xxx.xx |
