State Specific Question About: CLICK TO SELECT STATE

We are turning over a 3/2 single family. We had new windows installed while it was occupied several years ago. The window trim needs attention. The window guys added a wood strip and it was never painted. The house was built in the 60’sxand has clamshell window trim.

I wondered how I should proceed in order to make changeovers easier. I plan on scraping one window, caulking it and painting it to see how much work it is. I also considered installing new natural wood trim, as it would not need painting again. And also considered a white trim of manmade products. I won’t have to paint the white windows again.

Tape it off, caulk and high gloss white paint. The same in every unit! That wood trim gets trashed and you won’t be touching it up, you’ll be changing it out. Don’t even scrape the old paint off. --24.152.xxx.xx

Interior? I would caulk & paint them with the best quality paint. (for me that's Glidden Premium)

Exterior? I would hire a pro to cover with aluminum. Bir first, make sure there is no rot to be repaired - don't cover problems, prevent them.

Valvoline/Petroleum jelly can be your friend in painting trim on windows. Put it on the windows and paint will not stick on it. Just wipe it off when you are done.

I LOVE wood! But today's buyers/renters think it looks old and outdated.

Lightly sand, prime raw wood, paint semigloss WHITE. We use it straight from the can so touch ups later are easy to match.

We install miniblinds on every window so renters don't booger then up with nails, etc and the windows seldom need more than dusting or a replacement blind at turnover.

For exterior we use a lot of PVC (white plastic) trim.

Thanks, Guys!

I had a "guy" that I trust look at the interior window trim. We figured out the problem. There had been a very dark, rock hard, stain and varnish, on the window trim. It had been painted with literally no prep. The paint won't stick.

(I have to scrape and sand a door, because of dog scratches. Not a big deal and easier than rehanging a new one.)

We are installing new trim and window blinds Monday and Tuesday.

I'm wondering if renting houses is the best way to fund our retirement! We can't do the work we once did. We own, outright, two houses in West Michigan, that we rent out for just under $3,000 a month, each. We rent a small apartment and go to Florida for the winter. --12.74.xxx.xx

I don't need any more houses and I my equity does not pay for anything.

SO I'm selling each home as they come open (this will take YEARS!) and doing a 1031 tax free exchange into a Delaware Statutory Trust (DST) which owns real estate.

I'm now getting 5.2% cash flow on the huge equity WITHOUT paying a penny in taxes on the sale.

If I were to sell outright I'd pay 37% tax to the govt for the privilege of letting me work and sweat and deal with renters for all those years.

I bought the house for $60K, rented it for years and recouped my investment, sold it for $226K 1031'd into DST which owns 2 Dollar Generals, Dollar Tree, Tractor Supply, and a WaWa. I own .094% of that DST's portfolio.

I'm getting $11,752/year cash money with NOTHING to do AND no risk of being sued, MORE than I cleared renting the home after expenses and hassle.

I know some will laugh at the 5.2% but realize it's on the $226K, not on my investment which is down to $0

or on the $142,380 I would have after taxes on a straight sale. That would be 8.25% on $142,380.

I'm looking for solid, steady retirement cash flow.

It does not take very many $11,752/year returns for pay for petrol in my Rolls!
