Okay, how about 3 college guys (each one is full time and each one also works). Sound crazy? We have college-age sons and we were once college-aged renters - very responsible (and our parents backed us up).
Our main concern is they have a band. They have all their equipment in a storage unit and they practice there.
They know they can't have band practice in the upper flat of our duplex, but the guitarist said he might be sitting around practicing cords on his own. He said he could plug the guitar into his headphones, so it's silent to everyone else.
The drummer wouldn't have drums there, but has a rubber practice pad. We talked about rugs helping a lot with ANY noise.
We explained to them how important it is that the downstairs tenants don't end up stressed out and hating us for putting the guys up there. We told them we don't want to drive the downstairs tenants away (15 years with us)!
The main guy who was talking the most seemed to completely understand and really wants to be considerate.
Can we believe them? Or is this a train wreck waiting to happen?
They're really nice young men - very polite - they seem really on the ball.

The guitar can be okay but the drums, even on a rubber pad, will be FELT if not heard. My son played drums for a short time but had to quit in college because of neighbor complaints from his drum pad. --173.28.xx.xxx |

You get to be the Judge and Jury on this one.
As a Drummer myself - it doesn't mean your a Karen if ya
cant handle all of the nonsense that goes along with
"The Band".
Why should anyone be inconvenienced when it comes to
other peoples choices / behaviors ?
Some people enjoy Peace and Quiet.

If you decide to do it, do your in-home inspection and also do an inspection of the practice site. Interview not only the landlord but also the owner of the storage site to make sure that is all done with permission and they are going to be allowed to stay.
In this case, I would also knock on doors of the neighbors where they are currently living. I've done that before when I had a gut feeling and could not get it pinned down. It is very revealing. When there are lots of applicants, I would not bother, I would reject and move on, but apparently good applicants are a bit thin on the ground so a bit of extra effort to check a possibly good tenant might be worth the investment of a little extra time and effort. --76.178.xxx.xxx |

That's high risk. If they don't keep their words and cause other good tenants to move out, you will have multiple vacancies. I would not rent them an apartment. Every proper lease must include noise policies.
My lease is clear: No sounds shall be heard in the neighboring apartments or homes. This includes music, TV, radio, instruments, exercise, physical activity (get it??)...
In addition, quiet times are 9 pm to 9 am daily.
If it's not in your lease type it up on a sheet as STANDARD POLICY and have them sign it.
Overall, NEVER ASSUME their politeness or your own college habits will happen once they move in. Make it clear noise and music traveling to neighbors will not be tolerated.

Thank you all so much for your great input! I love this group! You guys are the best!
Month-to-Month is a great idea, as are quiet hours! I was already planning on enhancing the "Noise and Quiet Enjoyment" section of my House Rules Addendum.
They are each moving from their parents' homes, so (although they may be motivated to get rid of them - lol) they may help me some insight into noise concerns when they lived at home.
If you have any other thoughts, please let me know!

Their parents are their current "landlords" lol. I do have a text in to the drummer's parents.
There are other parties interested in showings, but the unit does not afford some of the upgrades/updates some of our dual-income, established prospective tenants have come to expect. Some of these see the unit and are not interested in moving forward with an application. I agree it's not what people with some $ would like.
I have discussed some upgrades with my partner/husband. He is not in favor of investing the funds at this time.
I knew at some point, we would have college student tenants, as we are in a nice neighborhood 10 minutes from the University of Central Florida and 7 minutes from Rollins College. --47.198.xxx.xx |
