Well I finally did it.

This is the first time that I have contacted an applicant and told them that they were in pre-approval for an apartment.

They are happy and have stopped looking. Now I just need to finish the couple things I have left and let them see the place. Then I can schedule an in-house visit for them.

I have not taken the place off market. One reason is they haven't signed a lease. Another reason is that I know I have a couple more coming up and I can use this one as a marketing point for the others. Keep collecting applications and wait list people.

I've got no trouble with scheduling appointments. If they can get the house into acceptable condition with 24 hour notice, that is fine with me. I am looking for damage and smells and undeclared occupants or pets. I don't care if the breakfast dishes are still in the sink or the kids have toys scattered all over the house, so it doesn't harm me to give them enough time to tidy the mess up.

I would not reject an applicant if the bed wasn't made, so I do not c have to catch them with an unmade bed to help me make my decision --76.178.xxx.xxx

Congrats zero!

Simple tweaks to operations can make a world of difference.

We set appointments for In-Home Visits so we don't waste OUR time.

I've heard prospects say they were offended or put off by a LL showing up unannounced. Younger prospects (anyone under 45!) are not used to "visiting" like us Boomers. Some refuse to answer the door if not expecting anyone or they see yo on their Ring doorbell camera.

And like Oregon said, I like people who know how to clean up.

Filthy people don't even bother.

Potentially they will see the place today after 4pm. I know I shouldn't be working on the weekend, especially a holiday weekend but I want to get ready for the next open place, which is the 9th. Couple other things to do then I can feel good about a lockbox showing.

If they like the place and we can work out a schedule for them to move I will send them a lease and come up with a time to do the in-house.

Got two more hits from the Zillow ad yesterday! If they pass the first round I will have my back-ups for this place, or have a start on the next open.

When did people under 45 get stuck in the younger crowd? I remember not being able to fathom getting to that age. Maybe that was so long ago that things have changed. --107.147.xx.xx

Got nearly everything done. Enough that I feel ok with showing the place. Prospect has been sending messages throughout the day. When I said I was working on it still she said she would gladly wait until Wednesday.

Since I got enough done I sent word back that they can still see it today. I explained the items I had left. She said she didn't want to be a bother.

When I told her I wanted them to see it before I showed it to someone else that was the pull on the hook tho. They will look at it tonight after 4pm. I told her I have a camera in there, in plain sight, because I still have some items in there. She was fine with it.

Will see how this pans out, but I am liking it so far.

Had interest from a college student. He just wants August thru December. I do MTM but I would rather people stay longer. I will still entertain the idea if he goes thru with the application. --107.147.xx.xx

Well my pre-approved people are on their way to a nice apartment.

I will meet them Wednesday around noon at their current place. If all goes as planned I will then discuss the apartment and they will sign the lease. Money will be exchanged and keys will be handed over.

On a related note I put the next apartment up as a pre-listing. Already have a few people showing interest and a very young couple that already filled out my application even tho they did one with Zillow.

They are going to see the empty apartment tomorrow since it is the same layout as the one coming open.

Well the pre-approved aspect paid off!

The first couple that I pre-approved paid for the first month's rent and full SD today.

This was also officially my first in-house visit. They have two cats (Yay extra $50/mo plus the registration fee) but you couldn't tell it. I told them so as well. I saw the cats, otherwise they could have been lying about owning them. Also no perfumes or things to mask the odor.

Went into the next open place and inspected it.

I will give them their entire SD back even tho they missed a couple things. They will not get the $100 bonus, but that's fine. There are a couple little things I want to do in there anyhow. Did one today. Will finish up tomorrow or Friday at the latest.

I already collected the SD up front, sight unseen, from another couple. I told them I would take it off market for them. They are on vacation until the 15th, out of state. When they return if they do not want the place I will charge them a daily amount and return the rest.

Once again, they are pre-approved.

What a concept! I have heard it talked about, but never actually said anything to potential tenants that I really wanted before. --107.147.xx.xx
