Among other things the US will become more prosperous.

One plus: More people working and buying homes which will mean even higher property values.

One minus: Highly qualified tenants will become buyers thus diminishing the pool of better tenants.

If your tenant pool contains waitresses and hourly wage earners, they will be able to keep a few dollars more of their paycheck which will make it easier for them to pay the rent. So that is a plus for landlords.

Not rental related, but my son works a huge amount of overtime and to not have that taxed is going to make a huge difference in his tax bill.

Lots of money for the border, and I am in favor of that. I am assuming that removing a huge chunk of low income renters is going to have some effect on the rental market in some cities.

I hope though that the untaxed overtime is only income a tax and not SS, which would reduce whatever the seniors get from SS when they retire. --76.178.xxx.xxx

Not necessarily landlord related, but the SALT cap increase from $10,000 to $40,000 is huge for those in higher tax states. My personal property taxes alone are over $10,000 and then add my state income tax. I’ll be able to deduct all of it. This will have a pretty major impact on my taxes. Ken, it's only kids born in 2025 and up to age 5 or 8, I forget. One of my grandkids will qualify for the $1k, the other little one does not, he's already 5.

To cut medicare along some social programs to those who are not well off then give large funds to billionaires where they absolutely do not need it. As the by elections take place the congress will shift where there will be change. Most major countries have universal health care where no matter what economic positions or employment they are covered. Healthy people can be employable where those who have serious health problems can not work. If you want to open more manufacturing health and education is important to operate a high tech operation. Also the cost of energy. Here a tenant will never be in debt if they visit a hospital where that reduces the amount of evictions. The cost of prescription drugs here is one third to one half along further reductions for seniors. The life expectancy in countries is longer in countries that have universal health care. In the EU food standards are higher along there is a grading system from A to E. There are billionaires here as well where they do not get additional funds where get tax breaks as well. Finally 90 per cent of people absolutely do not want to be the 51 st state as health care and higher education is important. Germany has public and private health care where the private pay out without problems along with free education where to operate a high tech factory that is essential. 50 years ago everything was done by labour where now it is done by robotic machines. I also read where some of the welfare recipients are going to have to work 80 hours a month going forward to continue to receive benefits. That probably won't change things much other than there will be a lot less people who want to work under the table, they will need those hours to show up now. I can't tell you how many times an applicant on SSI wants me to consider the unreported income to meet the 3x income requirement.

The bill has nothing to do with interest rates. Those are set by the Federal Reserve based on heaven knows what.

The increase to the SALT tax deductions are helpful. But was hoping for higher. But it's 4x better than the past.

Medicare cuts are mostly waste and abuse. I'm looking forward to the work to get pharmaceuticals to stop charging us more for drugs than the EU.

Regarding debt, unless we can hold spending and boost the economy, I doubt we'll ever make an attempt to pay it off. Of course I don't see any other major countries attempting to do it either. Then again, if I had the biggest military, and lots of nukes to point at my debt collector, while possessing the largest consumer market in the world, I think we have lots of leverage.

I hope to see the base tariff payments coming in, be applied to debt, but once congress sees money, they have to waste it. It's like pigs in slop. --108.69.xxx.xxx

I have a different life experience than a lot of you guys/gals. I worked in health care, or with physicians, my entire life, doing "landlording" on the side. I'm married to a retired Hopkins/Harvard trained physician scientist, my son is a doctor. (Not the rich kind of doctors!) I personally wish we had a single payor system, I dislike insurance companies making medical decisions for us. (And millions while doing so.) "You can have this test." "You can't have that medication."

Medicare and Medicaid are important funds for not just people in need, but also fund physician training in residencies, and keep rural hospitals afloat. We already have issues with physician shortages for primary care. If we train fewer docs, the problems will get worse.

A physician/researcher friend called us, in tears, about the cuts to cancer research, at Harvard. (Not his specialty, he deals with kids and other illnesses.) None of us are exempt from cancer hitting people close to us, or even having cancer ourselves. Cutting research that could save our lives, will feel very different, if you are the person with that particular cancer.

Medicaid funds folks like my parents, who worked their whole lives. Mom was a teacher and my father worked in insurance. Total middle class dudes. They both had dementia and lived in two different assisted living facilities, after we could not take care of them at home. One place would have cared for them and billed them until their money ran out. Then they would kick them out. The other would accept Medicaid when their money ran out. They had a little money left when they died, they were lucky. --12.74.xxx.xx
