I usually keep a place off the market until I am confident in my place. If I can be there for 30 minutes and maybe see one, then I'll mention it. If I can be there for 30 minutes and see more than two, I keep it off the market. I usually use Nuvan prostrips, Advion gel bait, and Gentrol point source. OK, I am in a time crunch. Missed May and June rent, minus deposit which ALL went to damages I can promise you and the total damages is between 3 & 4K counting labor of 2 men working about a week or a little more. Paint, flooring, trim, & misc bug killers, cabinet liners, cleaning supplies and an inside door.
Have someone anxious to move in but she said she is going to take her time because of distance, and wanting to leave her place clean.
I am afraid I am going to have to get a pro involved. We've used Combat bait stations, and Hot Shot bait stations. Also Combat gel under vanities and cabinets.
We then let that work a few days and set off bombs. Today I used 2 big cans of Raid roach spray all through unit, on tops of doors, in closets, and surrounding walls/floors, the whole thing as I backed out.
I still saw about 3 or 4 so that's too many. I was there an hour. --216.126.xx.xxx |

Deanna is correct you want an IGR. And Jason is correct that you want to feed them. I have dealt with this way more than I would like to. You want the professional level bait. I had an appliant, single mom with 4 kids, trying to rent a 2 beedroom apartment. Under code, 5 people are allowed in a 2 bedroom. But this clueless person doesn't use protection and gets knocked up a lot.
So I shared with her that I had a professional pest control company spray inside the apartment. All interior cabinets and surfaces. That in two weeks they are coming back for a second treatment. That a week afterwards, she could wash all area to make it safe for her children. Otherwise they will touch everything and then put their hands in their mouth--maybe getting sick, vomit and will miss school for a week.

Integrated pest control where eliminate elements which are water, food and place to live and breed. First chalk all the cracks in baseboards and kitchen cupboards then with a can of spray foam fill all holes and gaps in floor and walls and around pipes water and drain. Put bleach in defrost pan of fridge and remove any water sources as nothing survives without water for more then seven days. Third clean thoroughly behind fridge and stove where sometime with power off remove back panel of stove then clean any mess in stove. Four buy some sticky traps then place around perimeter of rooms where will catch some along buy Max Force gel then a few dabs around perimeter of rooms as roaches never travel in center of room. Over a period of few weeks or less the roach population will go down. Once one roach eats the gel then dies where that can eliminate up to roaches as they eat the dead roach. Remember eliminates needed for survival where once the eliminates are not there they will not survive. Where no homes that is future makes survival the best solution. An exterminator once told me that they love the cardboard located near the compressor of the frig. That location provides the right heat for them and a food supply too.

They love the back of the fridge because of the water source as well. Seem to also radiate towards electronics too.
I use gel bait. They eat it, go back home and die. Then they get eaten and the cycle continues because of the residual chemical in the dead roach.
You could use a spray or fogger but that will most likely just make them hide for a bit.
Maybe two years ago I started putting DE into all the outlet and switch boxes when I get a turnover. That helps some as well if a new batch sneaks in.
I would much rather have roaches than fleas or bedbugs.
Well not me personally, but if I had the choice of what to get in a rental I would choose roaches over the others.

6x6, never use bombs by themselves. Use it in conjunction with something else. Bombs will stir them up, and make them encounter that second product, but the bombs themselves aren't good at eliminating your problem.
So-- use the gel bait to start with. Leave the dead bugs so they get preyed upon by survivors, and the poison they ingested gets spread further. Watch the consumption of the gel bait as you apply it in areas with known activity. If it disappears, there are live bugs to eat it. If it stays, then there are fewer or no bugs left.
Use NuVan Prostrips. Those are so potent my local pro supplier stopped carrying them. My impression was that someone used them improperly, and either a pet or a human bore the consequences. They are only used in a vacant house. I buy mine online nowadays when I need them, but I still pair with gel.
When I have a bad case, I'll throw in Harris boric acid. They walk through it--- they carry the powder back home--- it makes a lot of difference after 3-4 days.
Then there are the igr's, like Gentrol Point Source. That's for the longer game, after you've killed off the live roaches but you don't know if they've left behind eggs. (20, 30, 60 days to hatch, depending on species.) So you leave those behind as insurance. If you see their wings are curled, you know it's working and they won't go on to reproduce.
So, have a multiprong approach. Never rely on one product. And have a good understanding of how multiple products target roaches from multiple angles so that you can get back to normal as efficiently as possible.

The tenants have had pest control for about 2 or 3 months now as I required it. Probably partially why they moved. Of course, now they have moved so no more pest control. I have seen evidence of dead bugs in the oven drawer and then yesterday saw a few crawling on the walls. Yesterday I set off bombs in hopes the recent pest control and the bombs will take care of things. However, I am printing this off to use as a guide to finish them off. --73.19.xxx.xx |

There was one dying cricket in the master today from the spray I had coated the floors with.
I did see a couple of dead roaches, they were very small. It is MUCH better, I think I am almost there!
