The last departing tenant got away with some expensive damage, because I didn't check for it. Next time I will know better, but this time repairs are on my dime.
The freezer compartment in the fridge has pull out drawers. The tenant broke the slide system, lost parts, stuffed everything back together so it looked OK when I opened fridge and freezer to check condition.
I actually only caught it because with the broken drawer, the door seal doesn't seal correctly and moisture was getting into the freezer and I ended up with frozen water and frost all over everything.
At least I noticed it and can get it fixed before another tenant moves in, but I am irritated with myself that I missed that and didn't bill for it. --76.178.xxx.xxx |

Happens to the best of us. A move out a few months ago left us the ring doorbell, saying they don't need it cuz where they were moving had security. I thought "how nice!" They used the given doorbell wiring, etc. to hook it up which was insufficient power for their ring to work and messed up the electrical to it so we couldn't even provide a working doorbell. The state requires I return tenant deposits balance in 21 days and I don't return it early so it will be more likely that I'll find damage they've hidden.
I had a tenant with a cat - the cat had clawed the carpet down to the jute backing in a few places. The tenant had cut some pile from other areas and clumped it in the clawed areas. It looked good until I hit it with a vacuum and the spots immediately went bare. --73.2.xx.xx |

This is one case where NY has CA beat--and not in a GOOD way! We have to return the deposit in FOURTEEN days!!! Which is absolutely no way to find all the damage. I'm 1099 with Code G to the "roommates" who had over 2K damage above and beyond the sec dep. Not worth it to pursue a judgment.
Also there are NO exceptions in NY to collecting only one month's rent in security deposit, whereas CA has a "small landlord" exception. --64.246.xxx.xx |

This January I will be "forgiving" the damages they caused.
I didn't go after them for the additional damages:

I would send them a bill anyway. They know they owe it. Most folks pay it.
We don't collect a deposit (we collect the same amount as the Non-Refundable Rent Discount Program Fee) so there is nothing to return accidentally
AND I don't get caught in the deposit laws.
