Question for those who have used those wholesalers that mail you postcards. I have signed a contract with the one I spoke with to purchase a sticky house I have for sale. I chose to sell this way due to the rehab cost and time using my resources, it just make sense to sell, it's not by any means a property to list on MSL for a end buyer/homeowner. So we signed a contact to purchse for my price. They have already sent it out to their buyers list. And I am aware of their wholesaling price to their investors. I'm ok wth that, everyone wants to make money. What's next? will they beat me up to get a better price? will they just close? anyone sell to postcard wholesalers? Share your experience.

I am not a wholesaler but i do a lot of mailings and i close,i then often clean it out and mow the lawn and list on the MLS,I list because that is maximum exposure, i see no reason not to list a house on the MLS.if they cant sell it but have an offer they may very well come back and try to beat you up. most wholesalers have zero experience and many are lacking in ethics.You are aware they are wholesalers so just maintain a mindset of it may close and it needs to close as you have already agreed to --38.248.xx.xx |

For the most part they'll delay, delay, delay and won't close unless they're able to assign the contract. If they don't find somebody to assign the contract to, they'll keep you on the hook indefinitely. --140.209.xxx.xx |

I've bought two houses from wholesalers in the last few years, and looked at a couple more. The ones I DIDN'T buy, the wholesaler hadn't gotten a good enough deal from the owner to make any profit, and the owner refused to budge on price.

Why don't you start your own creating your own buyers list. Go to your next local REIA/Apartment Association and ask the person in charge: Could you point out three regulars here that pay cash for houses?
Go to those three people: ask them for business cards and ask them each the same question and go to their three additional leads that day. You should be picking up 12 buyers in one hour.

Would it be normal, considering the above time line with closing date of 7-9-25 for the title company to be asking for the following information; Birthdates and Social Security numbers for each seller.
Government-issued photo Identification documents
Entity documents include Articles of Organization and Operating Agreements for an LLC, a Certificate of Trust, and Corporation documents.
Power of Attorney documents.
Divorce Decree
Death Certificate
Rent or Lease documents
Contact information for your lender if you have a mortgage on the property.

Ask the wholesaler if they have a buyer yet? ask who is doing the title and call or stop in the office and ask for an update,ask if the title search is even done yet.If you have a mortgage get the title company copies of whatever they need that you are aware of and ask what else they will need --38.248.xx.xx |
