It was mentioned at the convention as a way for less drama to hire some part time help, like 10-20 hours per week. It was presented as hire them and then set them up on payroll with ADP. I like the idea. But now I have questions about how to protect yourself from liabilty if they have an injury or cause damage to another tenants or neighbors property? --207.113.xxx.xxx |

when you put someone on the books that includes workers comp in case they get hurt, at least in my state it does. if you wish to have them insured in case they damage a neighbors house that would be seperate,talk to your insurance agent about that. personally i am more concerned about them getting hurt than i am damaging my house or a neighbors house,i have had an employee get hurt but never had an employee cause damage --38.248.xx.xx |

All states require workers compensation insurance. Most payroll services bundle the insurance in their services for an extra fee. Be aware that insurance rates may be higher for maintenance employees due to the higher risk of injury (i.e. falling off ladder, injuries from power tools and etc). --172.56.xxx.xxx |

My source for these type of folks - our local VFW and Amercian Legion. These folks don't want to be your employee, they just want a side gig of maybe a half day each week.
Now the downside is you will need to do additional babysitting with these folks as they are more handyman than they are craftsman. But instead of $80 an hour, You can get away with $40 depending on the job.
Case in point, my lawn guy is in his 70's and he loves talking with the neighbors on my empties. For these folks I don't 1099 these folks. I just eat it, but I do get more time back --174.131.xxx.xxx |
