No need for studies where tenants pay less rent in free market provinces in Canada along with get market rent conditions rental units and rental houses. In the province of Alberta rent is significantly lower than other provinces with rent control. The basis of rent control is not control but bankrupt sector landlords then once the government takes over no more rent control where the majority of tenants find they get a large rent increase where as a result of no vacancies or low vacancy rates they have to pay. One time at the residential tenancy commission a tenant was getting a 45 per cent where KW housing authority is not under rent control along with there two ways to destroy rental housing one bomb it the other bring rent control where over time the town or city looks like bombed out as landlords abandon buildings. Rent control is system that does not believe in private sector rental housing. Rent control and tariffs have two things in common where both drive up the costs then those costs are past on to consumers. Lets take a private sector landlord and some kronie who position was given by some other government friend or relative.
The government pays a substantial salary where a private never sees that. He looks at driving costs along with the procurement of everything takes a cut which will usually be lower quality and no parts available. Major capital expenditures are done at the last moment where has to get more from the government where one building it took more than three months to fix the problem with hot water where existing gas boilers would solve the problem by installing higher efficiency indirect hot water tanks with a immersion coil where heat would come from gas boilers. It takes 10 to 20 minutes where heat is temporary turned off than heating resumes when needed.
The government does not repairs where always gets a kick back. So like with tariffs companies to invest in the newer equipment to increase production and reduce costs as they are in protected environment. Countries where the tariffs are applied stop selling products as they have free trade agreements with other non tariff countries. so in the manufacturing goes down then people are laid off where no one is going to $3,000 to $10,000 dollars more for a vehicle. Companies are international start to transfer production out of the Us.
One time at the Tim Horton coffee outlet there was government person with a laptop with programs and bureaucracy to keep employed where the private sector would be out doing preventive maintenance so things would not break down and costs would go down as everything last longer.
Finally government owned rentals are absolutely exempt from rent control where tenants can not appeal problems who get less value for rent money where government know rent control is unworkable.

I know in older ll'ing books, from the early/mid 80's, they reference the effects of rent control even back then. (ie, a family of 6 rents a large place, but when the kids are grown, mom and dad keep it rather than downsizing, because rent control has locked in a more favorable rate for their large home than if they got a smaller place at a bigger price. This has the effect of stifling natural turnover as people's needs change, because staying in place is incentivized. And that forces younger families away from the more desirable areas, because the good homes in prime locations are in reduced supply.)
I'm not near my bookshelf, so I don't remember if that was the author's experience, or if it was a cited study. But yes, if you figure that rent control became widespread during WW2, there are probably a ton of studies from the 50's onwards following its effects. It's definitely nothing new.
