Wow! Things are heating up here! I rent rooms out and so many students are desperate for places to live.

I have a three plex and the first floor has three females living there. Two are leaving as their lease is up. I have been inundated with inquiries.

Had a female graduate, student come and look at the room last Friday. She really liked it, and especially because she wanted female roommates.

I told her to send me her email address and I would get a rental application out to her this way she would be in our system and sort of at the top of the pile

A few hours later, she texted me and said “I will let you know in 4 to 5 days”. I said to her I am going to keep advertising and showing the rooms while you are considering your decision.

A few days go by and she still has not sent her application in.

Just this past Sunday, I showed one of the rooms to another young woman. Nice, bright, smart, she comes with application in hand! Bingo she’s definitely at the top of the list now.

Yesterday I had another young woman. She toured the place, liked it, had her application in hand and sent paystub’s. Another keeper

Well, guess what! Miss graduate student contact me tonight and decides she wants one of the rooms!

I told her I’m sorry, but they were both taken. She was absolutely astounded that they would go that fast! She thought she would have all the time in the world. Nope!

I told her that the second floor which is three bedrooms will be vacant and she can get one of the rooms up there. She wants me to have all females. I told her nope I can’t do that. You get what you get. She is now desperate she told me she, doesn’t know what to do. Not my problem! You snooze you lose.

What experiences have you all had in this type of situation.

Just because they are all female doesn't mean things will be fine. Not a hit on you at all. She shouldn't make that assumption. She may feel "safer" bit it seems you have escaped the drama. She can either get her spot now,find her own people or roll the dice on something else. --73.230.xxx.xx

I have had lots of females over the years, prefer living with other females just because some cultures with international students are not comfortable with living with males.

The point is she waited 5 days before she got back to me and I told her I would be advertising and showing the room within that time. I think she was blindsided by the fact that it got rented so early.

I don’t want to have to wait for just females for the other apartment.. Whoever qualifies gets the rooms. --71.15.xxx.xxx

Plenty, it took a while because kids get out of school and go back home so there’s not much activity however, I have been contacted by many international students who need August move-in times, so it’s really picked up as they are looking ahead to secure something. --71.15.xxx.xxx

I hope this spreads nationwide! I've just been getting evictoids applying since March so I've recently pulled my ads. The few good candidates say things like "no closets?" These are older units that have one closet per unit so I'm assembling freestanding (will be anchored to the wall, of course) open "European Wardrobes" in the two bedrooms that don't have closets. The bedrooms are large enough to support this and will relist my ad in hopes of snagging a well qualified applicant.

The problem with the area is that it is the seat of the county and the DSS building is front and center of what was once a village. Yesterday was quite warm outside and all the vagabonds were roaming the area looking for returnables. What my old RE friend used to call a "deal killer."

As I've mentioned before, the town has a "low rent" reputation because lots of people decided just to make a quick buck with DSS/S8. Yeah there's a market for that but that can go to the town next door as far as I'm concerned. --64.246.xxx.xx

I didn't. I think she just wanted this particular room as it was easy to move in.

I have already been contacted by another student who has 2 people needing rooms. One is his brother, so I know it will be filled.

Again, if she had to find 2 other females, it may take a while and I have students needing to procure rooms...now.... --71.15.xxx.xxx

I have to admit to a secret guilty pleasure when someone comes to look at one of my rooms, is noncomittal, and then contacts me a week later wanting it after it's been rented.

I tell people right up front that we keep marketing and showing until it's rented. I'm pretty sure I have the nicest rooms in town, and if they're not happy with what I have to offer, I don't want them!

And for anyone struggling to find qualified candidates, I can't keep up with demand for rooms. I had three people reach out to me this week looking for rooms without even advertising. Wish I had more! (Well, not really--trying to slow down.) --104.230.xxx.xxx

Robin…… Yes, I admit to that guilty pleasure as well! It was a perfect opportunity for her, but she said the reason she had to think about it was because there were no laundry facilities.

There is a laundromat within 10 minutes walk of the house. I would’ve provided a cart for her to put her laundry in, but she felt in the winter. It would be hard to get there. We don’t have snow every day, the sidewalks are always clear. I guess that was her deciding factor and I know she was quite upset when I told her it was gone. --71.15.xxx.xxx

I have had that guilty pleasure as well. Not with rooms, but apartments and SFHs.

Had one couple try three different times. Kept waiting. Kept losing out. On the fourth opening I had they called and said they would take it. Sight unseen. All of the apartments are the same size and layout.

It is kind of funny when I tell a prospect that the places go fast and yet they say that's fine. Next thing I know they are asking for a place I just filled. --107.147.xx.xx

This is a three bedroom apartment and I don’t really consider it a rooming house. Not sure what my town zoning laws are but from what I gather, they don’t have the same restrictions as another town nearby. --71.15.xxx.xxx

I have encountered that kind of thinking in younger people. An engaged couple in my family looked at a wedding venue that was relatively new and pretty far out in the country. They then dragged their feet in choosing a date. When they called back 3 weeks later, the venue had been taken for that date. They were angry that they weren't called and told that someone else was interested - despite the fact that they had put down no deposit. Sheesh. --96.227.xx.xxx
