Between the 2 awful ladies that trashed our unit and b-hole neighbor that used to own the place and just can't let go after only 21 years, we have decided to try to sell this unit.
If interested in viewing, search for Appomattox under for sale real estate by owner.
A unit with similar acreage and size recently sold for 69,900. The flooring will be different as we had to pull out the lovely gray carpet shown but basically the same color walls.

BTW, since response from any good tenants has been poor, and getting another notice to leave from the tenant having seizures, we felt like it was time to try to let go a little.

One of my FB friends shared it and someone commented my price was "Insane". I didn't respond. They obviously don't look at prices.
Try finding a 3/2 house on one acre for 75k! Or buy an acre, put well/septic and unit. Plus underpinning at $2.00 per block plus labor. Also long driveway. We've put 4 dump truck loads of gravel on it since we've owned it. --216.126.xx.xxx |

In my market, we have plenty of the quintessential "slumlords" trying to sell their portfolios for a king's ransom. They didn't put one dime into any of their properties and the deadbeats they have rented to for a fast DSS/S8 buck, completely have trashed their places for decades.

What the public is willing to pay for your place is the actual market value. So their opinion *IS* the value.
You can try a higher asking price, but an appraisal by the lender will correct it to the market value.
You can ask a high price and settle for a lower offer too, if you have trouble selling vs. starting at market value. --74.99.xxx.xx |
