Who builds duplexes?

I can find floorplans just fine.

I can find sfh homebuilders just fine. (I know a lot of the big names subcontract out to local builders anyways...)

I can find massive multi-multi-multi-unit apartment builders just fine.

But who builds small, economical duplexes?

In Los Angeles, most developers are building solely multiple Duplex's on a single lot. Why? We are allowed to build a Duplex and an ADU on a lot. So instead of building a detached garage, we build Two Duplex's instead of one structure and detached garage, then add an ADU for a third duplex on 1 lot. These are all 4 bedroom 3 bath each unit of a duplex, so a high end build. Travel to L.A. and order a set of prints.. from Records. --47.155.xx.xxx

If you can find a SFH builder, they can build a duplex. Same thing only 2x.

Any SFH home builder will build up to a quadplex. Once you get above 4 the financing side of it gets a little more complicated and some of them will decline. Just call around a few local builders and ask if they would consider it.

Hopefully you can get the numbers to work. It's almost impossible in this markets to get new construction to cash flow. --209.205.xxx.xx

That was what I wanted to put on my 2 acres if I could have gotten electricity. The guy rejected my offer of 1st right of refusal and purchase allowed in 10 years. His counter was I let him have mine and he let me have a 5 acre he has elsewhere for 25k!! I haven't replied because next move is threatening court action, let a judge decide. SFHs and duplexes are very much the same.

The big thing to remember is the dividing line between the two. There are regulations about how the separation is between the two of them.

I got a print for a 2/1/1 dupe. I decided that if I went for it I would rather have the attached garages next to each other to help with the sound. Never looked into it to be sure that would fly.

That's as far as I went tho as other things kept getting in the way. I have the land, the basic idea and the drive, just not the time.

Any contractor around here would go for a dupe with no worries.

Now the cashflow might be a problem as well with the current economy. --107.147.xx.xx

Awesome, ty for the reassurance. I had look at one of the major Texas homebuilders a friend of mine used for her personal home, but the internet was saying that they only did sfh's. Other places I checked were silent on it. So I interpreted that as small-multi's being their own construction niche that I couldn't find.

I had bought a series of four vacant lots with a certain intention--- but then it didn't work out. I have two or three other things I might use them for... but if those don't work out, either, I'll probably end up looking into developing them myself.

So hopefully, it will find some other use. But if those don't pan out, I want to have thought through my backup-backup plan to have a clear understanding of my options. --137.118.xx.xxx
