Had a couple apply for a vacant. Everything checked out, so I approved their application. They said their reason for moving was the current LL was selling the house and they had to move. I always question this because I hear this reason A TON.

We offered the place last Friday and typically give 48 hours to collect the deposit. Hadn't heard anything from them, so we moved on to the next one on Sunday. This morning, they text in and said they couldn't move yet as they were in a lease until the end of August and the LL wouldn't let them out of it. They couldn't afford 2 rents, so they had to pass. Excuse me? I thought LL was selling the house and you had to move?

I'm thinking maybe it worked out for the best anyway.

Maybe: LL told them he was selling somehow. They decided that meant they needed to move even though their lease was not up.

OR they see your place and like it even though their lease is not up yet and just made it up about the sale.

Then find out your place is going to require contact with their landlord. They broach the subject to their LL and find out their LL is not going to let them out of lease early.

Someone may be considered smart to look well in advance of their move date, what with nice places hard to find or whatever.

Some overlap makes for a less-stress move.

But it's not smart to not know your financial situation before you go shopping.

It happens.At least they told you - better than being ghosted.

I've had that happen, had no idea they were still in a lease. Good to remember to ask in our screening.

I had one demand (politely) today to know the exact address of the property or she would not return the application. I had told her the road name. She also stated LL was selling her house! We are making progress but it isn't ready to be seen or smelled yet! DH took THREE pickup truck loads of trash/garbage/junk off. I fed poor cat left behind that hasn't been fed for a week.

I have a "hoot" of a story. I listed a 1-bedroom in a small apartment property, in a cal-de-sac with lush green plants, scrubs and trees with a front lawn patio for reading under a shade tree. Lot's of curb appeal. The apartment was fully remodeled, I'm a Licensed Contractor. And the rent was very competitive.

Ms. Look-ie Lu refused an application, saying she had "many" other units to choose from. Within hours she returned, with cash in hand for a Holding Deposit. But the unit was already taken. Her response was F-You (me).

The next day I listed another apartment, but in a nearby Duplex. Different phone number. And the same applicant showed up. Saying, "I will never rent to someone who lists a product and then rents it too quickly--she needed 2 weeks to decide".

Again she refused an application on this new unit. But she called me 30 minutes later and wanted to take this unit. I told her I'm filling out a lease and looks like it's rented, money in my hand in 15 minutes. She hung up the phone on me.

Then on Sunday I was showing another unit, but in a local Tri-plex. This time she showed up 20 minutes early, cash in hand, never had seen the unit inside. Only has driven by as per my add.

She I opened up the unit, I already had 3 couples looking at the unit. I told everyone that I will run credit and background check-- all after 7pm, and will get back with everyone tomorrow. I then had abidding war. I WAS offered $100 more per month and 6 month rent up front.

So Ms. Lookie-Lu asked, "What do I want feom her to get this unit"? I replied, "Could I borrow her dog for walks around the block"? She was shocked, no way was she going to share her dog with anyone. Let it stay in her apartment,, barking, until she gets home. Another applicant said they were a professional pastry chief and would "Share" left over with me on any Saturday. The third applicant said he was a head librarian and would allow me a "No-Check-Out" book for home study, 1 book per month. I ASKED if he could extend that offer to my mom, and to a different library. Mom checks out 5 to 7 books per week and read them all, with a 90% memory rate--tested. So between a dog, food and library privileges, the librarian got the apartment. He's still in that same apartment, going on 17 years. --47.155.xx.xxx

I get the LL selling the house excuse often. I check and in every instance, no sales listing. Of course, the LL may not have listed yet, but this excuse is generally suspect. --172.56.xxx.xxx

I have seen where the landlords use the selling aspect to get rid of a bad tenant.

Tenant leaves and they decide to keep the place.

Have also caught a couple that said LL was selling but the LL had no intention. I guess it was a cool story to try and speed me up to get them in.

Then again I remember seeing houses go up for sale that were rentals. They typically go for a lot more when they sell to owner occupied. --107.147.xx.xx
