As a contractor / investor I've always sought out run down preferably vacant places in decent locations. I recall one SFD that hadn't been occupied in years that was on a bit more than 1 acre. Over 120 potential buyers looked at it but I was the only one even willing to make an offer. I bought it where is as is with no contingencies , renovated the house, sold part of the land & donated a portion of the land to the city to expand their conservation area. Another favorite of mine are fire damaged properties with decent foundation & city utilities already in place. --71.174.xx.xx

I've always looked at location as pass/fail criteria. Either it's a descent location or not. If not, pass. Otherwise, proceed to the financial analysis. For SFH's, an excellent location rarely add's much in extra rent over a good location. At best, it makes it easier to rent.

Land is important where if demo then build new or renovate if can renovate for a reasonable price. A lot depends on DIY or contractors where could do half and half. If not worthwhile then it maybe better to pay more where little or no renovation. --216.110.xxx.xxx

NE/MikeA, Yes, both would cash flow great, the less great location more so. I never thought of location as pass/fail before, thanks.

Jason, yes, long term hold, these are the details that I wanted, thanks.

Steve, this is vacant, very decent location for singles, not families, hence price looking better and better for me/lodging house.

Robert, no big renos needed, it is just outdated, which is ok as is.

WMH, up and coming neighbourhood defines this location perfectly! City is building new transit site close by, but far enought the construction noise will not be a huge issue. --23.233.xx.xxx

Let me give you an example -

Paying full retail typically isn't real estate investing in my eyes. But would I pay full retail for two houses that are located near the site of where a New Love's Truck Stop is going in at? Absolutely!

yes there is a certain amount of speculation, but if you are in the DIRECT path of progress, then that little bit more you pay up front will get recouped quickly when the TA offers to buy you out to keep up with the Jones. --173.188.xx.xxx

Location and the quality of the neighborhood are the most important. I want a good price, too, but I don't care how low the price is, I won't buy in a bad neighborhood where the house won't hold its value or appreciate like a house in a good neighborhood will. --76.178.xxx.xxx
