Found a website the other day that let me look up myself and all the evictions I've filed.

Wow. Lucky 13!! I had no idea there were that many. And those were all hand-filed by traveling to the courthouse, minimum hour round trip plus time inside. I remember 99% of them, had to look up one or two. Many were dropped before court in return for possession but still.

NE because I am a person and those are people. They made poor choices or life handed them some bad situations and I am not their mother, it's a business. Even then boundaries are set. An agreement is made, faith is damaged, it's just a mixed bag of business decisions that ultimately cause folks to move on, however one day I screen them and thought they were the very best applicants to get the keys. I just found out tonight that one of mine hanging on by her fingernails since November, let 10 year old son ride dirt bike and he ended up riding to the hospital in a helicopter! I swear you can't fix stupid.

I do not want to count the number of evictions I have had.

It has been a very expensive set of lessons thus far.

Had a tenant I gave notice to that she had to move as I was not renewing her lease. We were both moving along with it and I started to remember the people that talked about tenant training. I worked that one out and saved us both more drama.

Getting close to three years now, I think, since I filed on anyone.

One was a long term tenant that I knew was bad but didn't act on it. Another was a tenant I let take over the lease when my good tenant moved out. The third one the same year was caused by boyfriend drama. She was great until he came along.

The last one I mentioned I couldn't have predicted the trouble. It just happened. The others were for sure showing red flags.

I have many more besides those. They are just the last ones I remember.

My systems are much better now for screening. I also realize the number one rule that better empty than a bad tenant.

I offer a challenge after looking up your evictions, if you still have the paperwork. Look up the credit reports of those folks and compare credit scores.

Over 95% of mine have credit scores below 570. I don't think these folks are bad people, but they made really bad decisions typically and expected help to somehow so they could get bailed out.

I view an eviction as a failure on my end as much as it is a failure on their end. My processes didn't catch them beforehand. --98.17.xx.xxx

As many bank repos as we have bought, we've never evicted an owner, they were always vacant.

Recently one sold at the courthouse I was interested in but we weren't here. It was sold by Auction dot com and they said it went for 85k! I couldn't believe it! Built in 60's, cinderblock 2/1 in bad condition, sitting back behind some other houses.

It had family in it, mom had died from cancer, so no, I definitely wouldn't have wanted to kick them out, small rural community.

Family had fund raisers, raised about 7k almost as much as they needed to "reinstate" the loan, guess that money went in their pockets. --216.126.xx.xxx

One of my last evictions was a girl that I let pass through the screening process because I had a "heart" for an "abused" lady. By the time she left, I wanted to be the Abuser. oh my! She was something else. Actually it wasn't an eviction..I just did not renew her lease, now that I think back. I do try to do better now but it takes me a L O N G time comparably to fill my places. --64.184.xx.xx

Pat- I have bought a lot of foreclosures, the actual owners who lost there houses have been much easier to deal with than tenants, former owners tend to come out and tell me there story and give me there plans for moving, tenants always give me an attitude like i was the one collecting the rent and not paying the mortgage. --98.98.xx.xx

Ken, I wish that my latest foreclosure was that easy.

The ex-owners were still there. No utilities on for at least 3 years. They walked around at night with headlamps.

Finally got them out of the house and they moved into the detached garage.

I know I should have just filed on them the day I took possession. Somehow the wife convinced me to work with them and then it spiraled out of control.

Did I mention they were hoarders and had drug issues as well?

Oh Zero, What a nightmare that sounds like. I'm trying to keep my stress levels down and that would send them through the roof! I've bought one foreclosure and it was empty and I had been in the house before to talk to a tenant at this house (parents') time, so I knew what the house was like inside. We considered bidding on another one time, and we accidently found access. (hallelujah) Ohhhh my...it must have been a meth lab in there. The metal furnace was literally rotting away...thank goodness we didn't bid on it. I guess one and done for us, as my handyman (hub) is wanting to be done/out/adios pretty much and we're deep in the middle of a pretty big rehab. sigh --64.184.xx.xx

Oh I forgot, we did buy another foreclosure on Auction.com. former owner hand let the animals in there for maybe months. The urine smell was gaggy. We had to replace windows and drywall and many other things to get it back to par. They also hauled off the back deck they had installed and all the fencing. We put in a cement deck...nobody is hauling that off. Then our first renters were a real treat. Liers and liers and skippers. oh my.
