Install fire rated drywall along with Roxul rock wool insulation in studs along with strips to isolate drywall. There are videos on You Tube how to isolate noise where there should be at least one hour fire rating. The norm is each rental unit should have a minimum of one hour fire rated. --216.110.xxx.xxx |

With any upgrade with rentals where two things are accomplished with renovation are accomplished is the best option. Having a fire rated wall with one hour rating is the best option. In the apartment building there was no wall in the laundry room along with where the two high efficiency boiler and indirect hot water were located. Put in metal and wood studs then installed two fire doors along fire rated drywall and Roxul insulation. Ruxul does not deteriorate like fiber glass insulation which has mold and air pockets in wall. Not organic where once installed it lasts forever. After the fire wall was installed in boiler area the natural gas consumption dropped 10 per cent where that area was always warm. As only have 3 1/4” studs in walls and ceiling of house using two can spray foam which is air tight along with least heat transfer. Over time the house is holding heat in winter and keeping heat out in the summer where have AC. A metal roof is more expensive upfront where in 2005 paid which included the 7 per cent provincial tax. A ridge vent on top where before could sleep in bedroom at night now the house is only hot a few hours in afternoon than after 6 open windows the use fans and ceiling fan where it cools off than can sleep. Asphalt shingles are a waste of money as the house next door went through three shingle roofs landfill product. The roof is rated for 190 kilometres per hour. --216.110.xxx.xxx |

From what little I have studied on the subject you need to do a lot to make it really work the way you want. Glue the drywall, all the studs and seal around any electrical box.
On new construction, or where it is feasible, we always built two walls with a small gap between to keep the sound vibrations from travelling thru. This has been years ago tho, so I am sure there are even better ways of doing it now. --107.147.xx.xx |

Ray, not sure. We bout a duplex already gutted, and decided to take the time to do sound reduction during the reno because we had to do drywall and insulation between units anyway. We used Roxul as advised by The Handsome Guy (not Mike Holmes) and sound-reduction drywall. Using a sound meter, we proved to ourselves we effectively reduced noise transference between the two side-by-side units to nuttin' much.
No sound complaints ever. And these are tiny little units.
After that good experience, we tried again at a townhouse - added studs and drywall with some sort of green sound-reducing goop stuff between. It worked okay but I think DH prefers the Roxul. That house lost about 6" of floor space? No one ever noticed.
Oh I just remembered we did it at another side-by-side duplex with equally good results with the Roxul. One side lost of few inches of floor space. No one notices.

So the last foreclosure I bought was an inn. Building went thru a hard FREEZE (14 bathrooms).... 40k in plumbing. Had MANY ceiling opened so I could get to the plumbing.
Building inspector required sound proofing the ceilings (rooms above). Had to use Resilient Metal Channel with 5/8" wall board. Just another step in the process .... --198.168.xx.xxx |

If you have class C apartments, a useful trick for tenants who get drunk is to install 3/4 inch plywood after a unit is gutted to the studs, then plastic strips to create a small airgap, then fire rated drywall on top. Result: when the tenants get drunk and punch the drywall, it is not the drywall that breaks but their fist. The drywall is reinforced with plywood which also helps with earthquake resilience, I've heard and soundproofing. Remember to replace the hollow core doors also with solid core doors for punch resistance. --72.220.xxx.xxx |

We used Quiet Rock wallboard in the bedroom walls of our own house and found that it reduced sound transmission, but also caused problems getting Wifi reception in those rooms. --108.215.xxx.xx |
