We have an availability coming up in August. It's one of our quirkier places and hard to rent. Tenants are great but they are leaving the beach, as always happens.

Agreed... I especially like the ones that claim they don't smoke and they get far enough to get to the showing (if they show) and then they get out and they reek of smoke.

I had one prospect that I was verryy close to accepting. The only thing I was waiting for was the previous landlord (not the current one) to get back to me.

Oh boy... they held NOTHING back and the last thing was "oh, and she smokes... very heavily..." and they didn't allow smoking either.

Thing was... she did not smell of smoke AT ALL.

So it was that and her attitude (ended up being quite verbal on a few things that I was about to let slide because I just thought she was frustrated but turns out the previous landlord said she was VERY rude, yelled at them and their workers and when she was behind in her rent and they approached her on it she had the "you own property you can deal with no rent until I get back on my feet" kind of talk.

I still have a couple smokers.

My problem is with one of my duplexes. I have smokers in both sides of one. One guy is moving out soon. How can I make the place non-smoking when the lady on the other side smokes? They have a shared wall. Doors are six inches apart. Smoke is going to get into the other apartment.

I do not feel that I can boot the lady who has been with us for years and allowed to smoke.

Guess maybe I will have a smoking duplex until I get non-smokers in both sides.

Charge a smoking/vaping deposit based on the cost of materials and time needed to detoxify your unit.

Our trashed trailer was smoked in for 4 years, dog and cat pee. Handyman had door propped open while he worked and windows open, you can still smell after carpet removed outside. They kept a crate up against wall in kitchen and dog (male?) peed up against the wall! Where they moved the crate back and forth it's about 5' of it. Going to be hell to wash down and paint with kilz.

I have one unit left with smokers. He works from home and you can literally smell the smoke from the outside. Mingled with the smell of dryer sheets. They are constantly doing a wash.

He has health problems so shouldn't be smoking but also smokes the MJ.

Now how do we expand on that?

Smokers are charged an extra $XX per month or a flat fee that we think the extra cleaning will be?

Maybe start collecting a fee instead of a SD such as Brad does?

How does one separate the cleaning from normal dirt and the smoke? I hate smoke smell now that I do not smoke. I am noticing a lot of smoke mixed with body odor and who knows what else. How can we say this fee covers the smoke but not the B.O.?

It won't be long before they outlaw disqualifying smokers. I remember reading an article lately talking about not discriminating against marijuana smokers.

DQing a smoker is questionable at best. DQ someone who smokes is not. A smoker can claim that they have an addiction that they are battling. Smoking in itself is strictly a behavior. It is legal and recommended to go after the behaviors instead of the labels.

Cigarettes are apparently $7 a pack these day. Good gawd. I remember a quarter...

Anyway, that's a good $250-300 a month in an additional bill but not reported like an electric bill or whatever. Smokers do not go without their cigarettes.
