1. Applicant has a mentally disabled child (can't discriminate against)

2. Husband doesn't work, only wife (2 adults 2 children)

3. Living with relatives

4. Came back from out of state recently because it was a red state and lacked "resources." ™

5. Acted desperate at tour--credit score is fair, her job is stable

6. Wanted to move in before the end of the month

7. Child with disability immediately walked to the bathroom and flushed the toilet (not sure if he used the facilities) but mom/dad was not watching him and he did not ask permission

8. Child started having a meltdown 5 min in and dad took kid outside

9. For proof of funds, handwritten note "I have cash"

10. Tried several attempts at "heartstrings" (I have no heartstrings when it comes to business)

This is an UPSTAIRS apartment directly above one of my star tenants. Her income is over gross 3X over rent, but this would be a farther away from her job move. Haven't gotten into pulling background/credit checks but I want to avoid that due to there's so many negatives.

Seems there are a few missing details on her app and they just acquired a cat so I'm sure she will bring up ESA although she didn't yet.

1. no maiden name for her

2. gaps in rental history

3. lots of "N/A"s on the application.

I'm thinking YIKES and will turn down on incomplete application.

Why turn them down or accept them. If the application isn't complete, put that app in the pending stack.

If YOU don't say no, YOU can't violate Fair Housing. Perhaps there might be some level of truth in someone clearly disabled and the state not providing resources. It really isn't are job to judge that. But them sharing doesn't help them either --98.17.xx.x

Unless they are college people that are moving from college (or shortly after) to either my area or just want to "keep their freedom" from Mom and Dad... I do NOT take "I like with my friends/ family / relative, etc" as their previous rental. They have to show me (receipts) that they paid on time, etc and I do follow up with their last few landlords.

That usually will stop them but not always. Some will still complete the app.

Now, as for your "N/A" ... depending on what the question was I don't accept that as an answer either. No Blanks and "N/A" is NOT an acceptable answer for residences (unless, of course they only lived in one or two residences which isn't usually the case but can be), relatives or references and employment. Again, if they are RETIRED, fine... and usually they will put where they were and then just put retired with what their income is now.

Car = N/A ok

Other occupants = N/A ok

Sounds like they DQ'd themselves already just with the blanks on the application.

I would never say that a loud kid would be the reason, but if your lower tenant is pristine it might be in the back of your mind.

I write on the app the reason for denial, just so I know if they try and say something else.

Had an applicant a few years ago look at an apartment. She looked good on paper. She took care of her special needs adult son.

When she showed up to look at the place I noticed bruising on her arms. When I inquired, in a witty way, she said her son did it. Then she showed me marks on her neck from her son as well.

No way was I going to bring a known violent person into my little community.

She said she was trying to get him into a home but wasn't having any luck. I told her that if she got that done and was still looking for a place to contact me again.

Incomplete app. So she just started a job here since they moved? Another no. Need better than a handwritten note. Need bank statements. Save the aggravation for all and declind due to incomplete app otherwise it will just go back and forth. FYI, not every person changes thier name at marriage. Don't say anything other than incomplete app. Don't waste money on pulling credit. You already know the answer is a NO. --73.230.xxx.xx
