State Specific Question About: CALIFORNIA (CA)
I won eviction case against tenant that did not pay rent owing $12,000 how do I collect the monies owed me or when does they have to pay me. They are due to leave the premise on June 23,2025 via sheriff orders. --104.172.xx.xxx |

Some will say your journey is just beginning.
You will need to make sure they leave on that date, you may need to have some "muscle" at the property to help with moving the belongings to the curb (or storage - check your local law).
If they do actually leave, you will need to know where they work or where they have their savings, so you can get an order to garnish or levy against those monies.

With that much money turn it over to a professional collection agency. They will do an asset search. Let the collection agency know you are not interested in taking $.25 on the dollar. That judgment is good for 10 years and you can renew it for additional 10 years. --99.23.xxx.x |

There is nothing to compel these soon-to-be ex-tenants to pay. You have to enforce the judgment yourself. You can:
1. Garnish their paychecks
2. Levy against their bank accounts
3. Try to have their car(s) seized by the Sheriff and sold at auction. This is expensive, but I've seen it work -- the Debtor paid off the judgment instead of allowing his car to be sold.
4. Haul the Debtors in for a post-Judgment Debtors' Exam, so you can ask questions about assets and income. This is mostly a harassment tactic.
In my experience, it is very hard to collect on judgments against tenants who were evicted for non-payment of rent. There is an old saying about blood and turnips. I have tried to collect, wasting a lot of my time and energy, without much success.

I turn all collections over to the pros. I never plan to collect from them anyhow.
My main goals are to get the place rented again and to learn from the mistakes that caused the last rental problem.

As others have said. You will have to collect or turn it over to Pros.
If do it yourseld you have to find where they work and where they live.
To find where they live I go to the county assesor office and inquire there. It may be a year before their address info is up dated.
as others have said they are on the hook for about 5 years and it can be revived for another five years.
If you get garnishment set up then you may deposit $5.00 into the garnishment account every 3 months or so to keep the garnishment going. Thjis is just a hair brained idea I have but havn't tested it out yet.
