I just had a tenant call and request a handicap attachment for the bathtub/shower. I did not speak with her but I am guessing she wants one of the hand supports attachments for the shower wall. Is this something that landlords are required to put up (If a tenant requests it as a handicap...she was not handicap when she moved in less than a year ago but she has had a few medical procedures since then)? In the past I have had tenants put up the suction cup type but my concern is if I use something like this and it comes off the wall that I would be responsible for the tenants fall and if I put a permanent one in the shower, other tenants may not like it (I wouldn't).

Your responsibility is to approve the accommodation. Their responsibility is to pay for and contract out the accommodation, and then to have everything put back as it was when they moved in. You don't need to do anything for free. --165.85.xxx.xxx

I certainly would want to select the service to install or require that they use a well established company that installs such items for such needs. And yes the resident pays for it but I would want some say in quality of workmanship. --172.56.xxx.xxx

You don't want her to slip and fall. Pay your contractor / handyman to install a handle in the bath and then have her pay for it.

I had a thin vision impaired women that needed safety bars for getting into and out of the bathtub shower. I am a licensed bonded contractor, but I'm not dumb enough to take on that kind liability. So under the "reasonable accommodations" laws, I had to allow her to have it installed, but by a City Program that would not cost her a dime, the City would provide a Licensed Professional to do the install, pull a permit, etc.

Fast forward a few years, she got married and moved out. My net tenant was a "heavy set dude, aka a whale". I told the applicant that these safety bars were designed to old up to 280 pounds, not 500 (Five hundred). And that either he had to have the safety bars replaced with more heavy duty going directly into studs, or removed. He singed an addendum.

Sure enough the dude got drunk and he and his lover tried to get out of the bathtub, using the safety bars a a "pull up" device. Now 800 pounds of downwards force. The safety bar breaking, taking a chunk of my tile wall with it.

The tenant, his girlfriend and housing sued me. I requested a jury trial. When the Judge and the Jury learned the installer sent by the City was a City empoyee and they were self insured, I won the case. --47.155.xx.xxx

Yes, you are REQUIRED to allow it. You don't have to pay for it.

Have a talk with the tenant and see what they need. It could be something as simple as on of the grab bars that clamps on the edge of the tub...easy peasy ... or could be on that attaches to the wall.

There are some good suction cup ones -- see Clarke Healthcare. Do not use the cheap imitation ones

I would have someone I choose (probably me : )!) install it and would consider paying for it for a really good tenant (just a fairly inexpensive grab bar, not something big/expensive like a ramp). It can be seen as an investment to keep a good tenant (as Ray).

This is why there is 1/2" plywood all around my tubs, under the surround - so there is something solid to attach these type of things to if needed. --96.3.xx.x

I guess I am dumb because I installed a handrail for a tenant who had problems getting up off the stool. She is pretty big, has bad knees along with other issues.

Already had an extra bar that I didn't use for my mother-in-law.

I lagged it into the wall coming out by the shower. Unless someone chained a truck to it the thing is not coming down.

She was happy and it will help her to stay there a long time I am sure. Cost is minimal, time on project is minimal.

The best part is that I didn't have to worry about some lame, made up lawsuit because I did something nice for the tenant.

Now if she wanted a ramp I could do it but I would have it hired out just because of the cost and time involved. --107.147.xx.xx
