I have a mid-term rental property in Texas. A company named AJR Property Enterprise (Anthony Reed) out of Wyoming has inquired about renting my property, so they can sublet it out for corporate housing customers. They pay my asking price of rent, no fees to me. Has anyone worked with these two partners before? Or with this type of corporate housing agreement/property management (they also take care of maintenance and cleaning)? I have only done the leasing myself, so I'm not sure what I'm looking for to 'verify' the company and their services, and to make sure I'm protecting myself.

First off the normal screening where credit checks are done on all adult applicants does not take place where you absolutely do not if they have criminal background or a low credit score. Not only is there rent arrears but the possibility of a completely trashed out rental unit or house. Some people rent where no one lives there as that is marijuana grow where easily damage starts at $100,000 or above. So why take a risk where can get a decent tenants. --216.110.xxx.xxx |

If you do it. investigate the company and charge more than your regular rent because you are taking additional risk.

I would be interested if I didn't have the time to rent the place out myself.
But then again if they are willing to pay a little over market and you vet them I would go for that all the way in.
I wonder now if some of the fire insurance companies in bigger markets don't look for places to master lease as well?
Would possibly save them time, money and hassle. The insured would surely appreciate not having to wait a long time to find suitable housing when they have just lost everything. --107.147.xx.xx |

I have to add to this, the irony of what happened this week. I ended up getting a call from my TurboTenant listing t hat was syndicated out to apartments.com and it was a request for a 3.5 yr lease on my fully furnished MTR. We’ve been in a down period here that I hadn’t experienced, going on 3rd month without a tenant. After thinking on this, I decided to accept the lease with 5% increases each year on the rent. It’s an old house that I own free and clear that I’ve invested over $30k into improvements and updates, and it’s a strong market value rent. The tenant is a lead engineer on a big project coming to our area, and he told me a lot more people are coming that will need the furnished housing for long term contracts. He is also willing to help me get in with their HR department to help in securing housing for people coming this way. My husband passed way last year, so it’s just my son and I, he’s 22, and he’s strongly against me getting into doing master leases myself for only the amount of income per unit on these, and doesn’t want me to leverage our equity to try to work some creative deals to get more houses setup, since there is a risk that this project could fall thru (as a big one has, it’s been on hold for construction for two years now). So I understand where he’s coming from, as I can’t risk losing a huge chunk without my husband also as a source of income anymore to recover, and being 60 yrs old myself. So the shoe is on the other foot, of me now being the possible master leasing company, lol. Can you really negotiate master leases realistically with only paying for months you have it rented, when you’re tying up the property for 2-3 yrs? And is it really worth all of that for only 10% of the rent? Plus I have to invest in setting up a company that buys and leases furniture back to my properties, so I can charge the rental cost on furnishing each unit. Once again, your feedback, suggestions for creative deal structuring methods to try and focus on that are a safer route financially, etc, are appreciated. --24.26.xxx.xx |

MY concern is the repairs THEY will demand at THEIR price, so work that out.
I would want to be paid EVERY month, not jus when THEY get their rent.
And do you think they can actually get more rent than you are charging?
