Crazy how vacancies come in waves... on one of my portfiolios with about 30 SFH...no vacancies for bout 7 mos... and I now have 5ish in the works.

Do ya'll's seem to come in waves?

Everything seems to come in waves... If I have a toilet issue in one... seems like all of a sudden I have a toilet (or plumbing) issue in more

same with roof or electrical or vacancies.

It's crazy.

A number of years ago I was taking a walk around a rental and ran into a fellow landlord, Ellen Levin. She had many apartment buildings, one a few buildings over from one of mine. Stuck with 5 Vacancies. Crying, tears in her eyes, what can she do?

I then noticed a friend, Steven Frankel, walking across the street. I signaled over to him, so he crossed the street to speak with us. I addressed Steven, "I'd like to know how many vacancies you have right now"? Steven said, "Oh around 70"! Then kept walking to a meeting.

Ellen began to jump in place and scream, saying how can Steven accept his financial crisis so easily. Ellen said if she had that many vacancies, she'd contemplate hurting herself.

So I told Ellen to calm down. Do you think that your lucky now, only have 5 vacancies, compared to Steven? Ellen replied, "No my situation doesn't seem so dyer--agreeing that 5 is a number she could manage.

Told Ellen that when Steve hired me to assist in his real estate empire, he only had 750 units. That was a couple of years ago, and not he's more than tripped his holdings. So 70 out of several thousand is manageable.

You are right = my Grandmother would say when it rains, it pours.

It does help if you have a small marketing plan already laid out. What five to seven ways are you marketing your units?

It does help to market an open unit even before you have an open unit.

Spring is also the biggest time for places like Lowes - the change in seasons, esp winter dulldrums to fresh spring stirs people.
