For those of you who rent rooms, especially in college areas, I know usually the term is a one-year lease however, sometimes I have students that only want one semester or a school year from September to May

I would like to accommodate them at a higher rate. How much more per month, would you say is a fair price for a shorter term rental? --71.15.xxx.xxx

I don't see many ads for partial rentals. Either they want one full year, or they want the school year Sept-May.

I could consider the 9 month term, that's an idea.

I I don’t have college rentals (although some are in a college town), but I do occasionally get people who ask for a shorter term, and eagerly volunteer to pay more for the privilege. I always tell them I’ll consider it, and then I build in two months of rent into whatever term they’re looking for. I use two months minimum, as that might be the average time it takes me to rehab and fill it again after they move out. And I’ll only use two months on the lowest end if the short period might put my next vacancy on a better cycle in a better season, or maybe I’ve had a really hard time filling a unit, which is rare. Anyway, when I tell them the price with the extra two months baked in, never once has someone taken me up on it. They think it’s gonna be like $50 or $100 more per month. But when I do the math, it works out to be more like $500 more a month, and nobody is interested in that. They just don’t have an appreciation for how much a turnover costs, and therefore how much I need to charge to make them worth it. --108.52.xxx.xxx

I used to get folks who really just wanted to rent for the summer - but swore they would stay the year. I told them the first six months would be (rentx2) and the last six ZERO. No one ever took me up on that.

I like the 9 months though. $1000 a month Annual rent = $1333.33 for a 9 month term. Not bad. --173.28.xx.xxx

One of my residents who wasn't moving when the lease was up

was proactive and asked if she could extend her lease. She offered to pay me $10 extra per month....she was my favorite tenant, one who followed ALL rules and more. I took it, and when she left she spent an entire month cleaning, left it perfect, left me some kitchen and patio furniture that added value AND sent me renters to choose from, and I took the engineer and actuarial who have turned out to be excellent so far into their annual lease this year. One of our outstanding tenants in our career.

+$10 more is not enough, but I think that's what renters are thinking. But she did all the work for me which made up for that while we were busy with the "mold property" we were dealing with if you've followed my posts.
