My now lowest performing tenants (who are lifetime tenants btw and will never purchase a house) called to say the June rent will be two weeks late. I had to laugh at Q (NE)'s recent post because this guy got into a fight this time last year with the utility company and lost. They cut his power off for 3 days!

They are my low performing tenants out of 3 others who are absolutely spotless--this is due to me really stepping up the screening since renting to them. I got rid of the younger "roommates" who were at the time, the lowest performing. Their vacancy is still vacant from March--yes blue states take MUCH longer to fill with decent people as there are far fewer of them due to government coddling, but I digress. This family now gets the low performing title.

Well a year rolls around and now the excuse is: one spouse out on temp disability, the other missed so much work at her great job they canned her and she is now independent contracting. He revealed to me that he makes $4K a month and yet no savings. They only have one teenage daughter at home but I notice they go out to eat a lot, do doordash, are always at the latest movies to come out, etc. etc. aka BIG entertainment budget.

WMH we are in the neighborhood everyday doing gut rehab when I mow the lawn I pull the trash cans and I see nothing but doordash stuff overflowing out of their trash cans. They are on social media always showing themselves at the movies or at the latest plays and shows --64.246.xxx.xx

WMH - landlords have priorities too

Some people want to reduce drama, others may seek it. Both are correct and they both have a quality of life that they deserve.

One quality of life is going to improve and the other will find out who saw the latest Spiderman. You are the turnover queen for good reasons; others may be getting results that they are asking for also. The difference is you have a system in place, and you improve upon it. Others are going to blame people, the government, economy, environment, war in Ukraine, applications, the neighborhood, the calendar, maybe global warming for their results.

Years ago I would always get a few calls stating that people were going to be late around Christmas because they overspent.

I buy things for my kids. I know if I am getting a bit too pricey and I stop. I started telling them that my kids shouldn't go without because their kids got too much.

The bad excuses stopped because I didn't care and let the tenants know.

I will still work with good tenants because life happens, but no more of the predictable stuff.

I don't care if you are getting a huge tax return and promise to pay three months in advance. Late is late. --107.147.xx.xx
