A couple months ago a tenant advised us the fan globe was broken and fan loose could we repair it?

We had handyman take it down and replace with a regular light fixture.

Fast forward to today, tenant asked if we got the rent? And said it is hot in her 18 year old son's room now w/o the fan, could we send handyman back to replace it? We advised her that since it had been broken, we felt it was a safety issue and she could get one on a stand if she wanted one. Since they had not even apologized for breaking it, I didn't feel obliged to replace it.(didn't say that though) I did ask her to make sure vent was open for C/A and offered her some filters for A/C if she needed them to keep it changed.

I don't provide ceiling fans anymore unless they pay me extra for them each month. They cost time and money to repair/replace/maintain and clean, which I now pass the costs on to the tenants. I list it as an optional amenity on the application for an extra $20/mo. They can choose to select it or choose not to, but I'm using shrinkflation to my advantage.

I could talk hours about ceiling fans, landlording, codes, rules and your lease.

First it does not matter how or why a provided amenity, such as a ceiling fan, got broken. You are the owner, landlord and manager.

It is your responsibility to make sure that the old fan was:

a) installed properly

b) was the right size for the room

c) it's mounting bracket was designed to House a Fan and not just a light fixture.

d) was installed at the right height, right clearance to the floor and had the RIGHT Light Fixture and globe attached.

A fan in a Kitchen vs a bedroom fan over the "Bed" is a different set of rules and concerns. Children in a bedroom will jump on a bed and could injure themselves on moving fan blades.

When I install a "Bedroom" ceiling fan in a 10'x10' bedroom, there is NOT SAFE PLACE TO INSTALL AN OVER HEAD CEILING FAN. SO I install a FLUSH MOUNTED CEILING FAN, NO DROP Hardware. The Fan Blades at designed to be close to the ceiling. And the light fixture is also a low profile -- with a Plastic transparent light cover. The Bulb is also mounted sideways,not a drop bulb with a deep glass cover.

So if you installed the wrong fan , in the wrong electrical Junction box and had a "handyman" do the job, then nothing is curtain.

As a Contractor, Electrician and more, I've refused to install a Standard Ceiling Fan into a sub-standard flush mounted J-box many times in my career. So when the Handyman install caused a moving fan to fall and damage tenants property -- the State Contractors code makes the Installer, owner and insurance carriers responsible for different parts of the failures.

I have a 3'x10' metal shelving system with maybe 15 different types of ceiling fans in stock. To cover myself with tenant liability. For you to have removed and not replace the fan, make us seasoned landlords shake our heads....in a bad way.

We've had only a few ceiling fans out of hundreds get broken. We put them in every room we possibly can. We have 14 or 15 just in our own house. It's hot here. They are necessities.

One tenant fessed up: a friend whacked it with their sweatshirt while taking it off. Must have been a tall friend who was eager to get that shirt off :) We replaced it, billed her and she paid. If she didn't it would have come out of her deposit I guess.

One was in a child's room with bunkbeds so we can guess how that was done, but it was the original fan from before we purchased, we replaced it and let it go and they are still there years later so not sure how we'll handle that one, depends on condition of the place when they leave I guess. I wouldn't have remembered if not for this thread :)

Probably there's been one or two more, must have been, can't remember any though.

Replace ceiling fan then charge the tenant for new ceiling fan as that is vandalism where not wear and tear. On ceiling fan taken down see if can buy a globe where maybe available at HD or other stores where measure diameter. I often bought ceiling fans at the Habitat for Humanity restores which were used. If you allow vandalism it only get worse where it never ends. In the apartment buildings when went for a above guideline increase of 20.25 per cent under rent control replaced every item that was damaged under vandalism like when a tenant was locked who was drunk where kicked in solid wood door where installed a 90 minute steel door with grade one rated fire UL locks. Where once became aware that vandalism rent would keep increasing vandalism stopped. The problem tenant said that is not fair we the tenants have to pay for repairs under rent with a above rent increase under control where one January five rental units became vacant that from that point on never ever heard a complaint about rent where was able to get better quality tenants. They hollowed out apartment building was dying as they appealed rent increases by four previous owners. After the conditional order was processed rent appeals became history. Better tenants less problems and vandalism. In the end they called the building inspector where four rental units where repairing and renovating entire apartment building. Never ever reward vandalisms or careless damage. When they start paying that ends. If they want a lower rent then find some run down rental building or house. --216.110.xxx.xxx

I didn't appreciate her attitude of breaking it with no apology and just expecting us to replace it, with no rent increase in 3 years. We can't keep costs low if we have to waste money on the tenants neglect.

I'm with Ken (and most of the others) on this as well. I had a house with fans in most rooms. When the tenants moved (and the husband stated during my "initial walk through" that they requested "this ain't our first rodeo, you know"... I didn't notice (at that time) the ceiling fans.

Once they moved out and I started to go through everything, EVERY CEILING FAN IN THE HOUSE was broken. I don't know if they did it all on purpose or if the kids just decided to hang off each one and broke them but holy cow.

Don't even get me started on all of the holes in the walls from drywall screws that they were trying to say "those were there when we moved in" and a bunch of other stuff.

So no, I would NOT necessarily replace it with a ceiling fan especially if they broke it. I would charge for it tho (the ceiling fan cost originally and the light with the charge of the handyman that had to replace it).

IF (yes, if) the ceiling height is high enough AND the box is "fan rated" then I may determine to install one but it would be a low priority on my list for sure.

I have a fan now with a light that I can't get the remote to work (new tenant just moved in). We are trying to figure out if we want to replace the remote parts or just remove the fan altogether (the tenant stated they don't even want a fan as they are "scared of them").

I started out putting ceiling fans in bedrooms and living rooms.

Half the time, tenants break globes or fan blades.

The other half of the time the pull chain breaks.

My gut reaction is you did fine.

But, then I think how they DID rent it with the amenity of ceiling fans...

Hindsight being 20/20 and all, I would have talked to them before the replacement about installing just a light, which would cost THEM less vs another fan which would cost THEM more. And point out the cost will be different again, for THEM, if it breaks again.

Then I would have installed & charged them for whichever they chose.

You might consider that now - offer the options with different costs to them.

DJ, I keep a ceiling light so I have it if needed, so it wasn't expensive, but new. The pineapple shape glass globe ceiling light with gold color base.

I actually was lucky enough to order globe for 15 year old fan from Lowes it was 20.00. This is a 960' doublewide, ceilings are too low for fan really but there is still one in the other bedroom, he can move into that one!

I just wanted to get it fixed quickly. I can use the fan in another place with taller ceiling. I have a house in mind with 9' ceiling instead of 7. --47.133.xxx.xxx

While keeping rents is short sighted as there is inflation where every year operating costs go up. A rental building or rental home eventually things wear out like a boiler or furnace, structural repairs, roofs, water heaters, flooring, windows where money has to set aside for major capital expenditures. Suppose if a municipal, provincial or state government decides to legislate rent control then you are in a really difficult situation. When I took over a apartment that was hollowed out where the apartment was dying due to rent appeals where there was no money for major repairs or renovations. One of the owners were from Maryland who sold like the other previous owners. Tariffs are causing significant inflation now. At least 3 per cent each year so will able to keep up repairs and renovations. With rentals a higher rent rentals are in better condition along will get better quality tenants. A better rental home or apartment will sell for more so when you retire will have investment income. In Canada with the Canadian pension plan and old age security will get now around $1,600 per month where it would be extremely difficult to live in a modest house. --216.110.xxx.xxx

I went back & forth for years. But even I like ceiling fans. So they got their own separate clause in my lease.

Basically saying most of our ceiling fan failures were from abuse or bending the blades when cleaning. Instead of removing them. We decided that we may still supply them, but if ever one needs to be replaced. The LL will replace it only with a standard ceiling light. Or the tenant has the option to pay for the replacement of the fan.

And now I hear that the younger generation does not like them because they make the place look dated. I will still stick to my plan for now. --73.251.xx.xx

I have ceiling fans in a few of my places.

They can be game changers for moving heat around, especially with my baseboard or (gasp) ceiling heated places.

I have had a few over the years get damaged. The tenant pays for that upon exit if they didn't tell me ahead of time. Otherwise they pay for damages just like anything else.

Some of the fans have been there since I owned the places 20 years ago. I admit that now when I get the places like that back I replace them just because they are so dated.

I do replace any that are in kitchens with lights only because eww.

Also, I never install a fan with remote as the remote never stays put or gives up early.

I would rather replace a $5 pull chain.

I also do not supply LED lights because if they go out then I have to replace the entire fixture.
