I have one tenant - 3 years or so - who pays late every.single.month. By less than 24 hours. And the system automatically kicks in a late charge because she pays after midnight on the 5th and she pays it at the same time every month. For years now.

I just raised her rent, it kicked in for June, and sure enough, late again and paid the NEW late fee...(5% of the rent.) That's a lot of money.

First couple times back in the day I took it off think it was a new system and everyone makes mistakes. But no, she isn't making a mistake. This is her normal.

LATE late I understand - and wouldn't like and would ask her to leave - but she is never LATE just late.

I have one just like it. It's like they hate for you to get the rent so bad, they'll pay a late fee to keep you from it.

Her BF even looked shocked when I told him one day they'd been late every month since they been there! I can't charge a late fee until after the 5th, but they zelle it at night on the 5th. One night he came at 9 and got me out of bed. NEVER did that again!!! I got all over him. --47.133.xxx.xxx

I have a retired tenant, 67, that always pays her rent late. So I informed her that when he daughter is at home by herself, I'm going to kidnap her and were walking to the park a block away. The daughter, a 22 year old cat, in strictly a inside cat that will always come with me outside to explore the wind blowing scrubs, lizards or squirrels. So a few months ago my tenant caught me with two of her cats, making them chase yarn in the back yard of an apartment complex. Of course her husband was with me......I forgot to mention the mom, 67, has OCD, and has to shampoo her cats for being outside and maybe catching fleas. --47.155.xx.xxx

HONEST answer - we sometimes do not make it clear enough what EXACTLY we expect from our tenants.

So two follow up questions come now 1) what is the best way to make it clear what is expected.

2) Do others have unclear expectations?

3 (bonus) what can the landlord do to make future residents more clear what is expected.

I find when the marketplace (either sales or rental) is in transition, tenants need reminders and refresher training --67.140.xx.xxx
