The fact that they won't mask exact street addresses in their ads is troubling to me. Especially in pro-squatter/pro-criminal states/cities aka the big "D." --64.246.xxx.xx

mapleaf... NY is not a pro squatter state. I had an eviction going on earlier this year and the person that we were evicting (physically) had two people in the apartment that were stating they had "squatters rights" and the marshal as well as the city police told them flat out "NY no longer has squatters rights" and removed them as well. --67.253.xxx.xxx

I use TurboTenant ... I like it in the sense that it automatically sends a pre-screen questionnaire to the prospect. Some complete it, some don't but it's there.

If you pay (upgrade) you can add your own questions (I don't, I use the free version and it's fine). It allows you to message them (if you like that) and you also can make notes (they can't see them).

The emails are "real" in the sense that Zillow masks them... so as long as they input their correct information, it's their email along with a phone number (again, if they provide).

You can sort by "pre-screen", property and can search as well (although sometimes, the search doesn't always work).

They also send your ad to a lot of other sites including Craigslist (they did for a while, then stopped and now I found they do it again because I don't use Craigslist and when I went on there once to check to see other properties as well as someone said that they saw my ad there... it was - with a link to TurboTenant). So that's pretty good too if you like that. --67.253.xxx.xxx

Same as jonny. I like it fine but sometimes it doesn't produce a lot of feeds even though it branches out to multiple places. You may have a different experience. All in all, I say use them. I use the free version. --73.19.xxx.xx

I have used it for 8 months, and have loved the ease by which I can market my property and get it syndicated out there in 10 different websites. My application is automatic, they can message me directly with questions, my leases are right there to customize and send over for e-signature, and it’s easy for them to complete the auto payment form with their preferred form of payment (with security deposit/pet fee/housekeeping fee built in as separate charges broken down according to my listing). I get the payments quickly. I can also modify a lease easily and get it e-signed, modify the auto payments accordingly to new dates, etc. --12.75.xxx.xxx

Comparing last year to this year's presentation, I seem more likely to dip my toe into the mix.

It just seems like everyone is trying to add property management software into their service bundle. I am not all that sure I want to do that after shifting over platforms some six years ago.

So like Zero, I might dip my toe into it with a couple of doors to see if I like it. Las year them seemed to have lots of added fees for add the on's. I need to research this too --67.140.xx.xxx

Ah yes, the ala carte.

With me only having 20 doors at this time I do not see the need for something like Buildium.

But I would like something that more in tune for me as a landlord than Innago.

If they still have all the add-ons for additional fees I will probably stay put.

It was nice talking to them after the presentation and at the round table. Why didn't I think to ask about add-ons?
