Garage Door Damage (by Oregon Woodsmoke [ID]) Posted on: Jun 5, 2025 10:55 AM
Message:

Tenant just moved out, left the property beautifully clean. However there is damage to the lower panel of the metal roll-up garage door.

I can pound out small dents but this is a small crease at one spot and an actual hole that looks like a smallish cut in another. Unfortunately, not small enough that they are not glaringly obvious.

Is there some way to repair this door without getting into major costs?

Also metal door between house and garage has what looks like dents from being kicked open instead of pushed open. Fire rated door, very expensive, but I can just screw a metal kick plate over the damage. --76.178.xxx.xxx

Screw metal kick plate over both. Paint to match.

Possibly Bondo on garage door, paint to match. --97.85.x.xx

Call a garage door company out for a quote to repair and then either have them do the work and backcharge the deposit, or just backcharge the deposit that amount.

Same thing for the steel door. Have a painter quote the work for you and charge that amount. Here it's easier to justify my expenses when I'm paying a contractor vs charging against the deposit when I do work myself. --130.41.xxx.xx

The garage doors can be ordered by panel but you will be surprised by the cost compared to a new door. --162.204.xxx.xxx

You didn't bother to mention if the garage door is a Sectional one or a true roll-up. Makes a big different on a repair. --47.155.xx.xxx

Need more information on the door.

What brand and model is it?

Is it torsion spring or extension spring?

Do you want to buy a new panel?

Do you have interest in replacing it yourself?

Get quotes from reputable companies and charge that amount. That is what it takes to make you "whole" legally.

Then repair as y see fit.

Not your problem with how expensive it is.

I fixed bullet holes in my aluminum siding with foil tape and color-matched tape. Would that work on your door?

I like to reward tenants who put forth a lot of effort to leave the place in great shape by not hitting them with every single thing. --104.230.xxx.xxx

I had my middle panel replaced by itself after a basketball caused a dent. To do that you need to know the make and model of the door and match that up with a dealer --67.140.xx.xxx

I was surprised to hear the bid on replacing one panel on our double garage door. Wheez welcome to 2025. --172.56.xxx.xxx

Plenty, that is very easy to do yourself, if it is a center or upper panel. The lower panel, with the cables attached, takes more time and requires more care and knowledge but doable as well. --73.19.xxx.xx

The parts were almost as much as a whole new door. We had it priced out both ways. It was alarming the cost as in the past it's not been like this. --172.56.xxx.xx

I damaged one of the panels on one of my doors when I was building the place.

Finally, years later, I ordered a new panel. Expensive but I figured it was my fault anyhow.

Got it in and left it in the box for some time. Always something else to do.

Opened it up and I ordered the wrong one.

Now I have a nice, new insulated top panel but no way to attach it the same as the other.
