A prospective new tenant wants to repaint the entire apartment a softer color. it is presently all white,
They will do it at their own expense, however I would want it returned to the original color when they move out.
Should I get and additional deposit and signed addendum stating these terms. How much of a deposit.

DO NOT DO IT. All tenants want to paint, most don't know how. But even if they are professional painters, they are not going to do the job to your satisfaction TWICE. It will never happen.

Tenant must use my painter and pay painter directly
All charges become ADDITIONAL RENT if they stiff painter
Tenant must use my brand and quality of paint, any color or shade they want
Tenant must pre pay cost as estimated by my painter IN ADVANCE to return surfaces to white, as original

NO NO NO. The only time I allowed this was when a divorcing Mom wanted one bedroom to mirror a bedroom in her ex-house for her son who was shared with ex. I did this to make the transition for her very young son emotionally easier.
We repainted it and returned it to the original color and she paid everything.
I have been asked many times, and have always refused. Coming from a similar situation growing up, I valued what this mother was concerned about for her child. Not for adults that could change their decorating to please themselves. --75.11.xx.xx |

Not only do I not allow them to paint any longer, if they are adamant about it I make sure they know what will happen if they paint without permission.
