I have been driving around lately trying to put together a mailing list of vacant properties. I haven’t had too much luck writing letters lately, but I do try to keep a regular habit of that. I am currently revisiting some old properties that I have contacted in the past that still show no activity and are still vacant. I’m noticing them falling into disrepair and I am pointing that out in the letters that I’m writing. For example:
“I was driving by your property the other day again and I noticed that it’s still vacant. This time I noticed that some shingles have blown off the roof and I am still interested in buying it if you are interested in selling it. I would like to do so before it falls into too much disrepair.”
I think it’s worth a shot with some of these folks that just sit on property into the ground. --24.152.xxx.xx |

I have reasons why I hand write my first round or two of letters. I think when you’re dealing with people who have houses that are on the brink of collapse, there’s a good chance that they are in a mental state where everything‘s not really going well for them. Obviously. With my handwritten letters, I just want to look like some random dude. I don’t want to look like a business or an authoritative figure in any way. I want to be equal to or less than they are. When I show up to look at their house, and it’s some guy, we’re just two guys checking out the house and when I leave, I want to be their best friend. If I don’t get any response in the first round or two of mailings, I will just drop their names into an automated spreadsheet, and they’ll get a sticker on a postcard for a year or two, then scrapped. --24.152.xxx.xx |

Do you just send the letter to the property address or do you look up with the county where their tax notices are being sent?
Do you put your home address on the envelope so they know you are a neighbor (or at least in the general vicinity). Seems like that would make it more personal.
My experience is the owner is often in a nursing home and won't sell because they think they will be going home at some point (of course they never do). Or they are so demented they can't give a family member power of attorney to transfer or sell the property. --20.94.xxx.xxx |

Why not get in touch with all the nursing homes in the area and ask if they have any properties tied up that you could buy from them? If they take the properties from the people, odds are they just sell them (or maybe the operators of the nursing home quietly buy them to flip?). --97.85.x.xx |

Instead of "before it falls into too much disrepair", I would say "before it falls into too much MORE disrepair." Just to imply to them that it is already in disrepair. Just gets into their head easily to make them go "Well I don't want to have to fix a place in disrepair, so I guess I should sell it while I can!"

If you say you are interested in buying their house I suspect you may be coming across as just another house buyer sending out letters. In many cases, people have raided their families in the house and have some emotional attachment to it, try and play off of those emotions.
What if you didn't mention buying at all. Rather you noticed that some shingles were missing and have been able to help some other people save the house from deferred maintenance and ultimately total destruction. Give me a call to see if I can help before it's too late.. --209.205.xxx.xx |
