The problem here as us landlord gain more experience, our wealth rises. Anything we do to a "bad" tenant, then their attorney will milk us dry--taking away our assets.

I told a friend of a tenants son to "please stop going thru our trash cans for recyclables, but leaving all of the contents of the trash bins on the ground. Making us pick up after him.

I didn't know that this dumpster diver was on drugs, and built like a brick house, with a pipe in hand.

I was asked in court why I did what I did to the homeless person? I got to say the police refused to help, my evidence in hand. My tenant and his son refused to denture dumpster diving. I had few options. Run away. Fight him, but since he was on drugs he punches wouldn't de-tru him. So he had two good feet/legs. I took one out of the equation. He could no longer attack me or run from the police, that took hours to show up. I used bean bags shot gun loads. Now illegal in california. --47.155.xx.xxx

IF I get a written complaint (text, email is written) from a neighbor or another tenant, they get a written notice of lease violation with appropriate clause from lease.

If they don't fix it by amending behavior, they would get a notice of non-renewal or the Happy Clause, depending on time frame within lease.

My last eviction, long time ago, tenant always paid rent. But the place was a stye and it turned out he beat his wife, in public. So we evicted him and he fought it. Judge gave him extra time so he was our first (and last) Cash for Keys. --72.82.xx.xx

Well...there are a lot of annoying people in the world.

I get to chose who I spend time with in my personal life.

3 things are needed in a tent/landlord business relationship- pay rent on time - take care of the property - be a god neighbor.

You say he has mastered the first two, but I'm not sure about the third. Do the neighbors care about his abrasive personality? Or are they able to "whatever" him & coexist OK?

Do you have anything in your lease/paperwork regarding "noise, loud music, being "nice" to your neighbors, other tenants, landlord, agents of landlord, workers, etc?"

If not- put one in. If you do, then enforce it and let him know he needs to stop ASAP.

If you don't then you still need to tell him to stop ASAP. Then, whenever you are able to (if month to month or lease, follow the rules and the law) and just don't renew when the time comes.
