A tenant called me that they locked themselves out of their apartment unit. Building under 16 units, no need for a resident manager. They wanted me to drive in Rush Hour Traffic to unlock their apartment door.

I had to remind them that at lease signing, they got 5 "sets" of keys to their unit. One for a close friend living nearby. A second set for a parent within the area. And a third set to be given to a neighbor in case of an emergency.

I also gave the tenant a lock box that could be attached to a pipe in the shared laundry room.

The tenant screamed that i was the closest person with a key. I told them it's no longer my problem. At 65, I'm not going to drive at night in traffic because a "tenant' wasn't responsible to issue keys to friends, family or neighbors.

The next day a report was filed with The Housing Department. They ruled that I should have driven to the property and given access to my tenant. No that the tenant should have driven to my home where I could give them a spare key.

The tenant called a locks smith paying $150 for them to pick the lock. That amount is being deducted against next months rent. I informed my tenant I will not accept anything except the total rent due. Then I will issue a notice to pay rent or quit. All over $150.

Years ago I bought I managed - then bought a 15 unit building. All units had a deadbolt band keyed passage door knob. I'm no genius but within a week of buying it I removed all keyed door knobs as some people here suggested. I'm surprised that idea got past you Robert. --76.117.xxx.xxx

The best option is to put a passage lock then a deadbolt where it is impossible for a tenant to lock themselves out. For a apartment building with a common hallway the locks should be a commercial grade 1 or light commercial grade 2 which have a UL fire rating. With a deadbolt the tenant must use a key to lock door where once the building was converted never had tenant lock themselves out. In the house use a commercial grade smart lock where can open with Iphone or a key incase the battery goes dead. I also put in a commercial strike with 3” screws so it is impossible with three kicks to kick in front door along with CCTV cameras all the way around house which deters vehicle thieves. I had to buy a device to cut power to garage door opener where they spoofed garage door opener where now that is impossible. Sometimes they wait outside where I only open door with key along lock the door without using FOB. So in the end it may cost to upgrade where security is upgraded along less problems. --216.110.xxx.xxx

This has happened to me quite a few times over the years. I don't have a lot to complain about as my tenants are pretty good. I don't make a big deal out of it, but they have to wait until I have time. I don't keep keys with me so it depends on where I happen to be. I have considered pulling the pins in the lockset so it doesn't take a key but looks as if it does.

Maybe it will deter thieves if they think two locks are used?

Since I already have the locks installed I figure it will be a quick change until I can get all new passage locks that are of high enough quality to avoid damage because of environment exposure.

What passage sets do people use? I would think even the standard KwikSets would be fine as they are supposedly rated for exterior use.

Zero, that wouldn't be a deterrent. When I let myself into houses that are being sold as foreclosures, I normally pick the deadbolt and slide the passage knob. If I had to pick both, it'd just slow me down a minute or two. You'd be surprised how easy it is even for a non-(jeweler/locksmith/plumber/contractor/astronaut/supreme court justice/kung-fu champion), such as myself. --165.85.xxx.xxx

Jason, I actually am a locksmith. Not by trade and not fast like on TV for picking. Took a course before the internet was a big thing. Took forever because you had to mail things back and forth. I remember them sending me a cylinder to pick and send back.

You are right tho, usually easier to bypass a knobset. I guess if I go that route it will only be because I already have the knobs in place, and a handy back-up supply.

Then again if I just start swapping them out with passage locks I can save time. I do still have a few doors with only single holes in them as well.

Side note, my youngest was headed to his car to come to my place. He left with the dog in a hurry and locked himself out of his apartment. This happened yesterday. Wife went over and let him in.

What perfect timing.
