Last night I posted my only vacancy on Zillow. The address is:
1209 Mayflower Street, Gadsden, AL 35901.
Most of my rental houses are in the 'Chevrolet' category which is refers to clean and functional Class C houses in Class C hoods. However, I do have two houses that I classify as "Cadillacs" because they have been recently rehabbed to modern standards (not stuck in 1960 anymore) and they are usually located in better Class B hoods. Again, the 1209 Mayflower house is one of my Cadillacs and I have bumped my rent and Fico score minimum up a notch for this house.
I do have one question. Why am I the only Mr. LL poster who has the nerve to post their Zillow Ad addresses on this site? I am not the only LL here who advertises on Zillow. I post my Ads here because I can benefit from constructive criticism.

On the last Zillow Ad I posted here, I got some great tips on how to stage the kitchen and baths of my houses before taking photos of them. Jason- I do not live my life in total fear and paranoia that I may get sued one day. One of my early mentors told me that if I stay in this business long enough, somebody will sue you for something. This was a house that was originally built as 2/1 back in 1965. Each previous owner built an addition to this house and some of their DIY foundation construction was questionable. I have had this house inspected several times by different people and the foundation seems to be stable. When I bought the fixer-upper three years ago, I added the 2nd bathroom in the master bedroom which measured 20 x 30 feet. That 2nd bath is what made the house a 3/2.
I am considering selling this house if I don't find the right renter for it. I am still getting applicants that I DQ'd from my last vacancy.
That first bedroom and the rest of the house is painted with SW Repose gray which is my standard rental house color now. --76.29.xxx.xx |

At first I thought it might be a modular. I just mentioned the foundation because in the pic it looks like the corner has some issues. Hate to see damage occur inside or on the roof from something like that.
I like the grey. It looks as if it has a hint of tan in it so it should go with a lot of other colors as well.

If you want to see what rentals in Idaho look like, you can call up Craigslist for a different cities in Idaho and take a look at the rentals and see what is being asked for rent. I can't see how Idaho has any effect on what you are renting, or what your tenants are looking for, or how much rent you are getting.

In the mid-1980's, I lived 3 years in Santa Barbara while I was a student there. I rented (as a tenant) a similar 3/2 house on the Mesa and back then the rent was $1,200/month. Sounds like SB rents have quadrupled over the years. I really miss living in Santa Barbara.

That tint of tan is a color shift that happens sometimes when I upload photos to a website. Those photos were color corrected with Adobe Photoshop and they looked great on my computer monitor but sometimes when they get uploaded, the color can shift to something else. --76.29.xxx.xx |

If someone wants to know more about you and your properties, all they have to do is go search the public records at your local courthouse. Every property you own is probably listed there for the whole world to see. If there is a way to buy and sell RE without creating a paper trail, I would be interested in knowing how it is done.

You only have 9 pictures. You need a picture of every room. Yes 3 empty bedrooms showing how big each room is. Try a wider angle on the photos. I take them from the corners or the edge of the doorway. Some of the photos are very narrow. Where's the backyard picture looking out into the yard from the back porch?
It doesn't cost extra to post pictures so post a lot of them. Post a picture of the tub showing it's clean. A wide angle of the kitchen with all the SS appliances should be your 1st or 2nd picture.
Ad says Roy - owner. Change to property manager. You'll get more losers who think that you as a private LL can be duped.

I can't speak for around anyone else, but in NWPa, their are specific attorneys that specialize in litigation. What does that industry niche look for, people with either money or people with insurance.
They advertise - it cost you nothing if we don't get money for you. So if they are looking for people with money, I try and not being that person flashing any access to cash.
Ray doesn't own a single place at all. And every place I do control, has had the equity stripped out of it. I have been able to get that slip and fall call before. I have also had an arson attack on a 41 unit place. No one died, in that mishap, but it is incredibly easy to file against anyone. I value sleep some much more than I do bragging. So I will try to present myself as humble and blessed.

And apparently, even yet another fault is to think that people are brassed off at you when they are not, or that they have more interest in what you do than they actually have.
On this webpage, we say things that are for other landlords. We talk about how to work around fair housing laws without actually violating the law, we say mean things about our tenants and about applicants, some really mean things about applicants, and it does no good for them to know who is actually saying those things or which property it is about, or if it is even about them. The world is full of crazy people and full of people who want to sue. My son is looking for a place to buy. We pulled one house up last night that had the windows enhanced.
The problem was that the windows were double hung and they messed up the connecting portions of the sashes. Made it look like they had old school trailer windows in a 275k house.
Also one window they put clouds in. Just clouds and a hyper blue sky. Very out of place with all the other pictures.

The Z app is worthless other than the credit report. We use it as a starting point and invite anyone who looks decent on Z's app to complete MY more complete app.
Me? I'd simplify the wording because IF IF IF they read they only read the first line. Remember, most prospects are seeing this on their phone. Look it up on your phone to see the abbreviated phone view.
Wifey prefers nice even towels. Says the large and small look awkward, like a guy did it. And a few more colors in the kitchen.

One little SOMETHING in the corner of a bedroom helps it not look lonely. I use larger stuffed animals for kids rooms, a light weight colorful chair, a 4' tall fake plant...

Shoppers younger than you and me have no imagination. We succeed by SHOWING them how to use the room.
