About 4 yrs ago we bought our 2nd gut rehab. up/down duplex 2724 sq feet total. We rehabbed it and the neighbor next door--owner occupied, who, to this day has done NO exterior repairs, paint peeling, roof leaking, etc. but very nice wanted an apartment for their grown daughter (single mom). Our rental looks 1000 times better than their owner occupied SFH.
The daughter applied over 3 years ago and had a low credit score despite living with parents well into her late 30s. She exclaimed "I don't know ANYONE with a CS above 600!" NEXT!
Well the neighbor found out again that the upstairs unit is vacant and had their daughter apply AGAIN. She now has rental history (none good) where she admitted the LL asked her to move to "have a family member move in instead" ™
I know she complained incessantly at that unit because her dad told my DH all about it. She's now living in a local flop house and wants to move bc she doesn't "feel safe." She's only paying $900 which is pretty much a bargain. You get what you pay for.
So I had her go through the same procedure as usual with the prequal. AGAIN, after over THREE YEARS she has not done a THING to improve her credit score! I have NO sympathy as I was a divorced single mom with no child support payments, no education outside HS and I had to pull myself up by my bootstraps with no help from relatives.
Here she has her parents as built in babysitters (she has one school age child) but she does not get out there and hustle with 2, 3 jobs to improve her life like I did.
DH was brought up poor so he sometimes has a bleeding heart which I immediately bring him to his senses. He was doing mental backflips to figure out a way to rent to her (um, no). I reiterate the extreme tenant friendly enviro here and that usually brings him back to earth.
These entitled under 45 set think they DESERVE the Taj Mahal with little to no effort. The other thing I don't like and I told DH this, is they are the next door neighbors and we are on good terms with the parents so if something goes south that would completely turn ugly. --64.246.xxx.xx |

I just had one today asks about applying for a house. The first thing he says is I have very bad credit will you work with me.
My response was I would have to run the credit report and see what's on there. I never heard anything back from him. I'm glad he didn't waste my time trying to apply

In school they do not teach on how to manage money along habits like smoking cigarettes over a lifetime are a million dollar habit where if took that money then invested the investment would grow in exponential curve. They order in meals instead making themselves. For a rental housing provider having a high credit score is essential as that effects insurance and if necessary short term loans. For some people it is housing as a last resort where here it is called community housing formally called the housing authority. Last year when went for private medical procedure went by YMCA building where seen people on the street where there were a lot empty liquor bottles where some need help with mental conditions others will continue on alcohol and some on drug addictions. Update DH kept pestering me to see about a cosigner etc etc for this woman. I said I will send her a link to my application even though she failed the prequal as a compromise.
Well guess what? She texted me back and said she "doesn't feel comfortable disclosing the information I'm asking for on my application I.E proof of paid rent, Bank statements, pay stubs Etc."
Case Closed.

The way her parents manage the house next door pretty much is equal to her credit score. Just seeing that housekeeping would be enough for me to decline her even if I didn't say that out loud.
