Certain politicians will make trouble and pretend we are now pushing the poor, the old, the disabled over a cliff as usual. If it goes through it will be shifted to the states. Some states (blue ones) will become magnets for Sec 8 users and sink further into trouble. Politicians,especially the usual ones,know they have large voting blocks among the Sec8 crowd and will support them. It will be a mess.

The housing authority in my area is a sham. If the feds drop it and make it a state responsibility then the local HA will be even worse.

Generally, I avoid anything where the funding source is political. It seems to me those sources either come with potential cuts, restrictions or other requirements that I don't wish to deal with. I think those properties in areas that rely on section 8 and similar programs are going to take a hit if there are broad cuts in the program. --23.28.xx.xx

Section 8 was passed to end the disastrous public housing projects that preceded it. It’s a federal program administrated through local housing authorities. Private landlords actually care about their properties and what happens to them.

The program has generally been seen as a success. I doubt they will change anything about it.

Give it to the states.

Eliminate the inspection dept.

Make local code enforcement responsible for inspections

Make the HA collect the tenant's share and forward the

full rent amount directly to the landlord

Use the funds from the closed inspection department toward tenant caused damages.

Limit the program participation to no more than 2 years

Even the disabled can work. I had a colleague from Xerox who was blind from birth and she was able to do tech support full time.

The mentally disabled/mentally ill can go into treatment centers/group homes. They should not receive a S8 voucher to live on their own as that is asking for trouble. JMO

Personally, I would scrap the program and eliminate all welfare as it just enables laziness and drug dealing/criminal activity. I can think of several slumlords that will be up the creek without a paddle because the rent to anyone who has a pulse just as long as they are subsidized. Which wreaks havoc in the entire neighborhood.

Map, as I was reading your list I kept agreeing with each part.

I also wondered what you might be smoking if you think that any of it will happen in our lifetimes.

I got a hit from my website where someone asked if I accepted S8. Guess I need to go back and see if I didn't add that to my list on there. It isn't illegal here for me to say I do not accept it. Some worry about getting sued. I don't see it being an issue though. I do not allow anyone on the sex offender list either. Maybe I am just a bad apple type.

I've been thinking about my plan of action if the bill passes and the cuts come about. Currently I rent to s8 and a property I rent to non-section8. I may very well just end the leases and evict those I need to evict so the properties can be sold. I would attempt to do a 1031 exchange. I do take good care of my properties, but the craziness from tariffs with cost, stock market fluctuations and now the s8 program isn't worth the stress. I have an investor who I sold a house to and rents to s8 and he's thinking the same. --67.87.xxx.xxx

Zero, in NYS it's illegal to say you don't accept S8

We also have the "Clean Slate Act" which expunges a person's criminal record (8 yrs clean for felonies and 3 yrs clean for misdemeanors).

We also have eviction records sealed

LawNY.org has a lobbying group and I have NO doubt that they will soon outlaw ALL screening, particularly based on credit scores and landlord references. Eviction history is already supposed to be NOT used against a tenant (evictoid).

All reasons to completely gut S8 but hope springs eternal.

Dan, Tariffs are much ado about nothing. I like to see the Left go apoplectic over it as it's quite entertaining. It's simply a bargaining chip which I am in total agreement with. Inflation is now going down including eggs and gasoline. Stock market is back up and rising. These huge store chains with massive lobbying groups like to spout off about "no inventory for Xmas due to tariffs" Balderdash! --64.246.xxx.xx

I have now 3 good tenants on Section 8. Have good working relationships with local housing authority. It's about screening... there are good section 8 tenants, and then there's terrible ones... just like all the non section 8 tenants.

I get my section 8 portion deposit to the bank account the day before it is due. Yes, a few extra hoops to jump through, but nothing major.

Rent has to be paid, or an eviction happens --174.198.x.xxx
