Inspections done! In giving notice, I added that I would be inspecting closets as well to check that repairs done to porches or roofs were still holding up.
I got a thank you last night from a tenant I ran into. She appreciated that we wanted to keep things running smoothly for our tenants.
We found a small leak from a water heater at one property. Because it was small we were able to get our plumber out to put a new one in quickly. That tenant thanked us.
Some of you prefer not to give tenants an explanation when doing work or whatever rules you want followed. I have found with a little explanation beforehand, I get much better cooperation and that ups my trust factor. Another LL here mentioned to me the other day that I seem to get alot of referrals from my tenants. I never thought about it before, but I do. And I think that is part of why. When I get referrals from current tenants, they know what they had to go through and what I am looking for in a tenant. So much easier than picking from a stockpile of unknowns.

Oreo, you are absolutely correct! At least I have found the same to be true.
From the very lowest socio-economic level of tenant I have had, to the most educated, well-off professional - ALL are given the same respect I would want to receive. That means clear communication in all possible ways.
There cannot be cooperation unless there is communication, and it must be respectful, not dismissive or condescending. --72.218.xx.xxx |
