You should avoid storm doors when at all possible but in this case, the tenant didn't secure the door so you should be billing them for 100% of the job. I don't have any other recommendation --165.85.xxx.xxx

We are out of the storm door business. The wind here is too unpredictable and strong and we were replacing them on an annual basis sometimes. Not no more. If your storm door breaks, we will remove it for you but we will not replace it.

Sometimes DH will sneak around me and fix one, but if the tenant contacts me, we are removing it. --173.28.xx.xxx

Well, this is an older 2 story home with a slate roof, closed in back porch where her dryer is located. With that extra knowledge, maybe you can see this is a must have.

I admit I get frustrated with a request like this. It just happened at another house and she is going to replace that. I think her sister had something to do with that. --216.126.xx.xxx

If her dryer is there and this is the door protecting that space from intrusion, then a better, lockable door should be there. But apparently she doesn't care enough about her stuff to secure it because it doesn't take much effort to close a door properly.

One solution? Remove the self-closer. Then they HAVE to pull/push it closed until it latches. --173.28.xx.xxx

Check Habitat Restore. They sometimes have them for $30 or less.

OR Take hinges off the one that broke and put new hinges (or refuse them if possible) at a different location and put the door back on. Maybe get replacement hinges at Habitat Restore as well - maybe 50 cents.

Pat, I still have storm doors on my rental properties. I do use a specific one from Lowe's but I can't remember the exact model. The one I buy is so I can move the screen portion to the top instead of the bottom where kids can rip the screens.

The trick that has saved many a storm door for us is to put two closures on the door (one at the top and one at the bottom). I've even done that on my own house and it protected my expensive front storm door more than once. --23.245.xxx.xx

One Anderson door did get broken about two years ago. I replaced with same a d billed her back. Respect the paperwork and my house. It's not a dump and they are not going to live there without a storm door. If I had a dumpster house, fine, but I do not. Know your house and your market. I use the Larson Savannah from Lowes. It's all hollow core aluminum that makes it light but sturdy. We avoid the kind with the chipboard filler. They are good solid doors and have held up good for me over the years.

We install it with the single cylinder, but we do have the safety spring/change that protects it in the wind.

Our lease says that any damaged doors, windows or screens are the resident's responsibility except by natural causes, hurricane or tornado. --136.61.xx.xxx

plenty, I have no storm doors on my house. I have windows for springtime ventilation.

My house is not a McMansion by any means but it is all new, moved in I think 2020. Wife had me buy a storm door last year, it is sitting in the garage still. She said buy it, never said I would install it.

When we come or go it is easier without the extra door. When the grandpup has gotta go we don't have to fight the second door.

She wanted a fancy front door and then had me paint it an even fancier color. I don't want to hide it with a storm door, even full glass.

But I am the one that has to replace them when a tenant allows one to get broken. Can't break what isn't there. --107.147.xx.xx

I won't replace a broken storm door, but I will install the inexpensive security door from Lowes if asked. It has no glass to catch the wind, just a heavy-duty screen. Tenants (and applicants) in the hood love it. --162.204.xxx.xxx

Found out the absolute best time to go is 730 on Saturday a.m. Lowes had a nice door for 148.00. Plenty good I hope. I think it is the Savannah by Lawson.

We had a glass globe to fit a ceiling fan a tenant broke, replaced fan with plain light fixture, bedroom too small to risk breaking fan globes again. I had called the # on fan for parts, & they wanted 35. from TX. I checked at Lowes, it was a Harbor Breeze fan and got it for 19.99. Took the housing for globe to make sure it fit and wasn't broken, so opened box in store after retrieving from pick up box. It was fine. --47.133.xxx.xxx

We also don't do storm doors. We went with the S8 Bible which says that's just one more thing to break. We only have one storm door which is a downstairs back door on our first rental duplex we bought.

DH wanted to revisit putting storm doors on the units we have and I'm totally against it.

We also don't provide ceiling fans. Just another thing for the tenant to destroy (Class C) --64.246.xxx.xx

Put a closer at the top and bottom as well as the chain and spring at the top to keep it from over extending.

As Scott from Indiana said. NO DOOR CLOSERS! They catch the wind, get a little bend, then take too long to close. My tenants like the deadbolt on the security door. I also use the security doors with glass. Instead of a storm door closer, I put heavy duty door bumpers on the post for the railing. If no post and rail, I have installed such, just for purpose of catching the door when March winds pull it out of tenant hands. Or, put a large filled flower pot ( my house.) --172.59.xx.xx

Noticed on the house we are working on that the full view storm door is a heat magnet. Also, most of my houses have storm doors which I make sure are hung so the prevailing winds don't catch them. --75.244.x.xx

We had been using the Anderson full view. It was the most heavy-duty.

After 10 years, we no longer use them. The doors held up great with 2 closures and the wind chain we added.

But about every 4 to 5 years, we had to buy the expensive vinyl strip that holds in the glass. They just get brittle in the heat and fall apart.

Maybe just the hotter weather here. Have you had this problem? --73.251.xx.xx
