Good grief. Life skills. Not sure why they open the window, oh, to climb in when they lock themselves out. Once got a call about a draft behind the couch, could I replace the window. Sight visit, found the window not closed and locked. More recently, I get a house back, over time of their residency they would state that bugs were coming in the windows, would I have the house sprayed, I did that myself and removed some climbing vegetation. They are now moved out, plastic over most windows, clear tape and bugs all in the tape. Started removing the tape and plastic, just to find the windows not fully closed and locked and with our door temperature at 75 degrees here the gas furnace running and set at 82degress. Growing up we were taught when you closed a window you also locked it and the object was to use as much less energy as possible to SAVE in heating. Geez. Life skills. I am thinking each of my move ins need to go thru a life skill class. --172.59.xxx.xx

We have a SFH rented out where the t's of 2 years have their A/C running in 65 degree outside temps.

OTOH, when it was our primary residence, we ran it in August.....maybe and then only for a half a day.

The phrase "thats why they are tenants" that I learned here makes so much sense.

So many young tenants did not have fathers who yelled at them to SHUT THE DOOR and TURN OFF THE LIGHTS and have never paid their own light bill...you have to teach them things they should have learned at home. --173.28.xx.xxx

Yeah, it seems like common-sense, basic life skills, but...

Have you ever watched the "funniest video" type TV shows?

Being under the weather this week, I've been watching too many.

Sure, I've had some laughs but I've also realized how many things "people" think are funny / normal that are truly destructive. To property. To property rented from you or me.

Some "hilarious examples:

The kid who used permanent marker to draw all over her face, and the wall, and the door...

Sometimes I think OMG! how long was this kid unsupervised?! Yes, I do know how fast & adventurous some kids/preschoolers can naturally be. That shouldn't be an excuse for the behavior, it is the reason to watch them constantly.

The people who swing back & forth on the door / cabinet door until it comes apart

The dog (who you left alone all day) who clawed & chewed holes in doors & walls

You get the idea..... ever watched those shows & thought about it that way?

Doubt some of the fathers are teaching their kids good life lessons. A couple decades ago we got a place back where the father put their kid on his shoulders with a crayon so the ceilings and walls high up were filled with crayon drawings.

Same father I had to go to his work to get the rent from. How he made it to Vice President astounds me. Wife ran around in see-through nighties all day and complained about the heating bills. Didn't even change when we sent in a company to fix the dishwasher. --75.11.xx.xx

I can not count the number of times I have seen windows not closed and locked.

Double hung windows with the top sash down a bit. Then they lock the window into nothing.

Same people who complain about the heat/air bill do this as well.

But then again the number of times I have driven by and seen a window open in the dead of winter, I send a text to the tenant and get a reply that they know, but it gets hot upstairs sometimes. So the heat is on, the window is open and they complain about the electric bill, saying the place is not efficient enough for them.

I had one tenant complain every winter about the electric bill. Any time I had to go into the apartment it was unbearably warm in there. Then the tenant comes out wearing short-shorts and a tank top.

She moved after a few years, claiming the electric was too high. Moved a couple more times and now has her own home. That place has more holes in it than a cheese grater. She complains even more about it, but that's all on her. Won't run ceiling fans because they get dirty. Ha, right. They never help with moving air around. --107.147.xx.xx

Leaving all his windows open is how one of my tenants ended up with an intruder pointing a gun at him at 5:30 a.m. and getting his car stolen.

After our recent inspection of his unit, I noted all windows were closed with alarms on them and the doors and a ring doorbell.

Too bad he had to go through that to wise up.

I have indeed screwed the top half of double hung windows closed. Many times.

It's legal. And the tenants have a hard time figuring out there are TWO moving parts. So I dumb it down for them. --74.222.xx.xx

I had a squatter who did not lock the front or rear doors to a single family home, nor lock any of the windows. She called me frantic that someone was inside the house, she locked herself in her bedroom. So I called the police, and they arrived just after the intruders left. The police advised me over the telephone to change the locks and lock the windows.

So I showed up, re-keyed the locks and locked all windows. They were shut but not locked.

I made a surprise inspection and found the squatter did not lock the door and left all windows unlocked.

So I locked all windows and locked the doors. The squatter came home and called the police, saying I locked her out.

The City Attorney filed charges for locked out a squatter. The judge in this case would not let me speak at the first hearing. I should have hired an attorney for this matter.

Finally at the second hearing I got a change to talk, no evidence was to be given, no attorney then it's ally hear-say. I played the voice mail of my squatter crying that someone was inside the house. I got my 911 recording from the police. And the recording of the police instructing me to change the locks and keep the windows locked.

The judge wasn't amused at me for having the proof that I did nothing wrong. I simply followed the instructions. And I also had a text message from the squatter, thanking me for showing up, changing the locks and giving her keys.

The judge ruled in my favor and ordered the case files destroyed, so I would have no claims against the city.

The only reason I won is because I left the window in the den slightly open, the squatter had a mean dog that needed air. The squatter removed the screen and crawled into the house. Not locked out. And she found her keys inside. --47.155.xx.xxx
