I have two SFH, very little turnover, basically one tenant in the 10 years I have owned one house, and the tenant that died in the other for almost 10 years. I did pony up and have residential inspection 10 years ago, but am thinking I can get by with ABC credit score (and put that on requirements). What online service do you recommend.

if you want your application and purchase of screening reports in one place, you might check out rentapplication.net

Disclaimer: I've never got reports from them, but you can - and I expect they are about the same quality as all the other places you can buy them.

More importantly: I STRONGLY suggest that before you advertise & start screening anybody, invest some serious effort in updating yourself on everything that has change over ten years. There is a LOT!

Establish your clear, written, currently legal screening criteria before advertising.

It might be wise to brush up your LL skills at bootcamp - at least study a lot on this site --72.218.xx.xxx

You most likely will need to up your screening game since the last 10 years Esa have entered onto the stage which most of them are fake.

Then there are professional tenants / squatters and fake habitability issues

Something that was extremely rare 10 years ago
