I got a call from a friend,he couldnt put a deal together so he called me willing to split the deal with me if i could make it happen.went to the house,there are 4-5 dumpsters of stuff,garbage was all over the yard, 1 room about 12x15 was up to my shoulders in garbage,not kidding at all. paperwork says from Wells Fargo you are 1811 days delinquent on your account and $66000 behind on payments.might be a viable deal but the $93000 judgment needs to be dealt with.the girl says her dog bit someone,it is in foreclosure.the only way is if the people accept $5000 and release the judgment from that house otherwise it gets foreclosed and they get nothing.no idea why it wasnt turned into the insurance company,this was a default judgment meaning defendents did not show up to defend themselves --98.98.xx.xx |

Why not let the foreclosure happen ... pick it up for 30-40 cents on the dollar. Wouldn't the judgement be cleared by the foreclosure ... like mechanics leins? --66.30.xx.xx |

tryan, yes it would be but in my little county we have a group of guys showing up paying stupid money,a friend believes they are laundering money.before covid i was the only bidder 80% of the time,now there is almost always 5-6 guys there colluding together so that wont work right now. --98.98.xx.xx |

1. What's the sale price "as is"?
2. How much total would I be in after all is said and done?
3. Is the ROI acceptable for the risk in question?

Sid,bank owed about $121000,sellers will take $2000 plus there is a $93000 judgment,maybe i could negotiate $5000 payment or they get nothing when the house is foreclosed.needs $50000 to repair and worth $250000 when done. the problem is now the friend who brought me the deal is getting weird,all of a sudden he wants to live there,there is about 200 yards of garbage and he wants to haul it away in pickups and put it in front of our rentals where the city picks up trash,stuff like that which makes me feel like he must have no cash to put in so it becomes not worth the hassle if i have to fight with a parter, not interested in him as a partner. his deal so he can buy it,i will help with ideas but i am not doing a deal that way,it would drive me nuts --98.98.xx.xx |

I have used trash totes at my other places for a one time dump. Maybe I have scrap flooring to get rid of and trash day is there.
I have used dumpsters at bigger places where I had permission to dump the day before pick-up.
Saves money on getting a bin dropped for the little stuff.
No way would I want to keep hauling stuff that way to save a couple bucks tho. The time invested would be close to the cost of a roll off anyhow.
Maybe this guy is a dreamer? Wants it to work out and will do anything he can to make it so. Great to have the will to get it done, but only if it makes sense.
