I'm close to the finish line on my current project and am casually looking around for another. I'm interested in the house next door to it. It's vacant, and I own another one a few houses down.
I talked to the owner once. He moved his brother in to keep an eye on it but kicked him out after he threw a party for his crackhead friends. Then he moved some Latino guy in to do some work in exchange for rent, but I haven't seen any lights on lately. The one time I talked to the owner, he didn't have any interest in selling.
Any suggestions on how to approach him? I don't have his contact info. But sheesh--to pay all expenses on a house for over a year while it sits vacant?? How could I convince him he wants to sell to me?

Robin, check on taxes but good chance they are not being paid.I would call him if you are able to or mail him a letter if you can get his address,tax dept can tell you where tax bills are being mailed.I would be looking for more than just that specific house,never seems to work out when you want a specific one but can usually find something with a wide net --98.98.xx.xx |

Greetings, it's Robin. We met while I was working on the house next to yours.
Well I am getting ready to finish this project up and thought I would see if you had any interest in selling your place. Either selling outright or on contract.
I would like to discuss the possibilities with you. Maybe work something out where you could get a lump sum or extend payments to help with taxes and still keep a small cashflow coming your way.
Let me know if you have any interest or not. Besides, all my stuff is already close.

Finding lost owners of vacant houses: check with all the neighbors next door; after checking the tax rolls, check the obituaries, check court/prison records. If all else fails hire a bail bondsman to track them down.
If you find a mailing address and they won't respond I would send a female a nice living flower from a local florist. If it's a male I would send a gift card from sporting goods or Lowes/HD. --136.61.xx.xxx |

What I've found is when people say, "I have no interest in doing X", I'll make an outlandish offer like "Would you do X if I offered you $1 million?"
9 times out of 10 they'll say 'Yes."
Ah, now we've got a dialogue going. Of course I'm NOT going to offer a million, but at least we're talking now... I've moved them from "I won't" to "Under the right conditions I will."
For the 1 out of 10 who still say "No"... I'll just check in with them every couple of months and see if anything has changed.
