Got a notice that an HVAC at one of our cottages is flashing an FO error. Tenant washed filter and cleaned unit, reset, still FO. Looked it up and it's probably out of coolant.
Looked up the unit history and we installed an Amana heat pump unit in 2009, and replaced it in 2018, so 9 years out of that one, and now 7 years on the last one. First one was well below $500 for sure, probably same for second one. Third one was $1000 because we have one sitting in the garage ready to go that we bought in January before coolants changed. So $2000 for HVAC in 24 years? I'll take it.
Had we done the central unit we considered back in 2009, it would have been well more to start with, and probably SEVERAL repairs and tune-ups too.
These are 650 square foot wooden cottages, not much insulation and they need AC probably even more than they need heat.

Well done and good choice.
Up here in Northern Michigan I just supply a window unit during the few weeks of summer. Most years I've only thought of one for maybe 2 or 3 weeks when a heat wave hits (high 80's to low 90's for a few days). Rest of the year its fans, if at all.
I look for those people that run out and buy a new window unit in the spring. By fall they are not wanting to bother with it and I can usually get a few for $50 each. Then rent them for $25 a month the next few summers. --97.85.x.xx |

These units have heat too. They are heat pumps, not pure electric. Very efficient. DH cuts a hole in the wall, installs them and frames them out. They stay in place year-round., --173.28.xx.xxx |

Even within the US I am always amazed on how differently one location can be from the next in any given facet of our lives. Swimming pools are necessary in the deep south. Up here, they are a maintenance hassle with a rental.
I appreciate your insight. Heat pumps around here don't work well in the dark of winter but are awesome in the late spring or early fall here. We have oil heat and a pellet stove at my own house along with that heat pump. So we have different heating seasons here. --67.140.xx.xxx |

The new heat pump I had put in has a freeze monitor on the outside unit. When activated it has a defrost mode.
Yes the unit has to use the emergency heat strips at that point, but then it kicks back to the heat pump. It was still working this way at or below 0 degrees.
When it works right it sips electricity. When the freeze monitor was at the bottom of the unit and couldn't sense it was defrosted it costs me a bundle. Factory install issue.

I had a building with studios. Each one with one of these known as PTAC's.
More often than not they were repairable. You should look into troubleshooting.
More often than not it was av sensor or relay under 150.00. --73.35.xx.xx |

Faster to rip and replace, Tony. We tried to get one repaired once: we replaced it so the tenant was covered, and took the old one to a repair shop that said they could do it...MONTHS and MONTHS and MONTHS later, we finally got it back. I'm not sure what we paid, if anything, for the repair, but even free, it wasn't worth the wait. --173.28.xx.xxx |
