Got a new tennant, moved in March 11, standard 1 year lease. All was good till they decided they needed larger place, bedrooms smaller than they thought. We have a larger nicer unit and they want to move/transfer there. They would qualify for larger unit. I want to be compensated for trouble moving them and looking for some guidance as how much to charge for this accomodation. Thank you.

We've done this many times due to needing a larger space or during COVID 2 persons in a 2 bedroom each needed separate offices working from home. We did not charge anything for the move. It was much easier for us as we already knew them and they qualified. We already had someone wanting the other units. They were aware that their place had to be spotless for newbies moving in. They cooperated and it all worked out. I was just glad they didn't decided to look elsewhere. --75.11.xx.xx

I have had many tenants stay for years because I allow reasonable requests without extra charges for good tenants. I have had people move from small apartments to larger ones and then on to a house. It's good for me to keep a good known quantity that pays on time and doesn't cause problems.

If a tenant moves out you lose quite a bit even when units rent quickly like they do in my area. It's my opinion but these small decisions lead to significant positive income accumulation over time.

I've done this a few times at a duplex. The unit the tenant was in didn't have a washer and dryer hookup and a garage like the other unit. I had them clean the one they were moving out of, so I could fill it quickly. Then I bumped up the rent of the apartment they moved out of to market rents. I have moved tenants from place to place before.

One was a family that grew and needed more space. I moved them to a house that I bought. Then moved them to a bigger house.

Moved one guy in a duplex from one side to the other. Seriously nothing different in the places besides they were mirror images. He was happy.

Moved a couple from an apartment to a house and they were super happy. I charged more for rent on the house than I planned to. They were not really capable of doing the cleaning for physical reasons. I told them I would charge $XX per hour to get a cleaner in there. Set them up on a pay schedule and it all worked out. They started moving into the house before I was done so I didn't have a lot of downtime.

Moved another couple from an apartment into a big house. It didn't have the bedrooms upstairs so it was great for them. They pay more in rents to not have a staircase to the bedrooms, even tho the laundry is in the basement.

I worked it out where I didn't lose a lot of time and thus rents on each deal. I didn't charge double rents but had it as an option if they didn't get moved fast like.

You can get a U-Haul and offer pizza cheaper than paying double rents. --107.147.xx.xx

Deposit does not transfer. They pay a new deposit for the new place. You clean and repair the old place, deduct for any damage, and then they get their refund of that original deposit --76.178.xxx.xxx

Should cleaning or repairs be required to make XXXXrent ready, tenant will be billed for charges for said work.

Tenant will be charged for days that XXXX Lake was off the market while repairs, cleaning, waiting for supplies and workmen to arrive and make repairs.

If you're going to do it, do something like Sisco suggests. But I wouldn't do it, and I have good reasons.

The three times I've attempted to do this, EVERY TIME, the tenant moved and thought they should get their full deposit applied to the new unit BEFORE they moved out of it and into the new one. And they were never happy when they got billed for doing a half-butt job of cleaning. Yes, you can have them sign a piece of paper with written expectations like "must clean unit to rent ready condition"... but they hardly ever do and then want days/weeks to go back and DIY while I'm holding the bag.

I detest super short turn overs, so I don't create one in my own house. They rented place X, and they're in for 12 months. If they want to move... they pay the full lease break fee of 2 months worth of rent or they stay put.

People need to learn how to use a tape measurer. Rooms aren't "smaller than they thought"... they didn't do their due diligence. Measurements don't lie. "Gut feelings" do.

My experience has been closer to Sid's. They don't seem to understand the whole "you don't get your deposit back until you are completely out, and the place checks out". And their timelines can be very fluid. They want you to work with them timewise on double rent / new rent, etc.

It's never worked for me, moving one to another. I always seem to end up with more work and less money. I would not do it. In my area they just don't think they have to pay or clean anything for this to magically happen. They just want and get . I say don't do it. --172.59.xxx.xxx

I did this once. As with most of my decisions, the amount to charge would be based on how good of a tenant they are. However, in general I would figure out how much a move-in/move-out costs me, subtract off anything you'll save by knowing the tenants (don't have to run new application checks etc.) and charge that. I'd certainly charge less for a good tenant to do this and more for an average one (note that a bad tenant would be evicted or asked to move lol).
