One of the most popular aspects of our Landlord Convention is the Round Table Discussions. This is where landlords have small group discussions on a wide range of topics important to rental property owners. We share tips, insights, often frank and brutally honest talk that you can not always share on a public forum.
Because landlords are coming from across the country, it is far more likely to share ideas with others without the worry you may be talking with your "competition". The truth is that some say the ideas shared in these evening round tables, with other successful landlords, are often where you can get the most valuable insights from the Convention.
In preparation for the event, which is just one month away, please let me know what topic is most important to you, that you want featured in one of the Convention Round Table discussions.

Well, this has no shortage of coming up on these forums. So, I will throw the topic of ESA's out there as a possible topic.
Another topic I would suggest is tenant screening. What to look at, approve or deny (and why), etc. There's a lot around this topic that can be covered. Some of it is state specific though, I do realize.

Ray, as we have discussed offline, this is an important topic to me.
I loved Randy's presentation and bought the Trust package. I then listened to him again in Florida at the bootcamp. We actually talked after at dinner.
But the info I gained from Ray was invaluable. It would be perfect for a round table discussion. It would be great as a presentation as well but I don't want to get pushy.

1. Scaling your rental business
2. Hiring an internal team/techniques/sourcing
3. Mini Storages - how to find, buy and run them
4. Horror stories from the last year that you have experienced and what you have done to prevent it in the future
5. Best thing you have done in your business in the last year
6. Automations - most productive, best time savers, biggest improvement, most time saved, resources/tools used
7. Help Circle: What is your biggest challenge right now that you would like help with? Then everyone can make suggestions and give advice on the challenge

Scanning docs takes so much time. how to automate w/o scanning docs like expense receipts.
How do others handle bookkeeping?
I have only enough work for a PT bookkeeper. PT help is impossible! They don't stay long... .except during covid. I have to keep doing the same thing over and over again... recruit a bookkeeper, train them, help them do the bookwork. I live in Arlington, VA. Have not been able to find a bookkeeper who can work on site, open mail, file and handle the paperwork for nearly 2 years. It has become really OLD. I'm sick of it. Like WMH, I won't be at this convention but I do have a Round table discussion topic needs to be covered. I want a discussion how to evaluate an applicant's credit history, especially when they have Fico scores below 620. In the last week, I have reviewed 8 credit reports with Fico scores ranging from 470 - 580. Most of this resulted from unpaid credit card bills, unpaid students loans, and auto loans, etc. However, several of these applicants have decent jobs and do make the minimum 3X rent number. One single male applicant who had a 6X rent to income ratio and the lowest Fico score I have had seen, 470.
Awhile back, I remember Sid saying here that he had never DQ'd an applicant who had a FICO score above 700. In all of my years as a landlord, 99% of my applicants have horrible credit ratings which is usually something below 650. 550-650 is the norm for most of my applicants.

Same as last year: the grinding mechanics and what others are doing as far as paint color and sheen, fixtures, sourcing them, new stuff to add, stuff to pull out of apartments, what stuff tenants are wanting, tricks they pull, cleaning solutions, organizing solutions.
