So I'm in the great state of Ma where it very hard to get a tenant evicted
The last court date the judge awarded that the tenant had to pay their arrears.but could stay.
So she hasn't paid for years,..owes +30K . Now that the court has ruled that , can I report that amount at this time?
Yes this is still on going,..the Judge is a famous tenant advocate but we have another court date to get rid of her later this month. We have had what the local LL assoc feels is the best lawyer for evictions. --75.69.xx.xx |

It's MA, maybe it is 15k per month?
I have heard the horror stories where a tenant there can file a grievance about the property and then the LL can not file eviction for 30 days or some such. Pro-deadbeats can drag these things out for very long periods of time. --107.147.xx.xx |

Yes Zero got it rt,..has gone on for 3 years,..used two supposedly top eviction lawers,..not for lack of trying,..There are a number of books you can buy of something like How To Screw your Landlord,.I have purched a few,..you better hope your tenant don't,..but you should just to see what can be done... --75.69.xx.xx |

I’m not sharing that here. All I know is, if you’re 3 years into this, you’re doing something MAJORLY wrong and there may be some other big problems within your business as well. I also assume the lawyers are probably just as corrupt as the judge. No way to appeal and appeal and appeal until you get your needed results? Sell? Sabatoge the habitability of your own building? This is what Tryran (MA) recently said a little while ago, which is similar to what I am going through.
"MA is unique .... I had ZERO success evicting for something other than non-payment. The courts simply will not play the parent between two kids fighting.
Once heard a judge say "I will NOT put a family in the street to facilitate a home sale". Not my sale ... my case came later" --75.69.xx.xx |

Bill, were you actually award a money judgement from the court? If so, does it include 12% interest?
Sadly, when the MA housing court record sealing law goes into effect future LLs won't be able to see this.

NE, if I had that information, I probably would not have rented to them.
I like to think that I have at least some obligation to future landlords. I'm not exactly a babe in the woods. Over the years I have had over a hundred tenants, but things have changed,both in laws,esp courts here and the fact now more and more tenants consider you the "man" and the oppressor.
This is truly an extream situation. Yes I try to vet as much as I can,..the last LL said they were fine people, (I found out later she was trying to get rid of them and their tenancy was so stress full that she soon sold the building) BTW they had limited but good credit.
