How’s that for a clickbait title? I posted a few weeks back about getting FB again. I’ve been watching the rental listing posted on there for comparables and for the most part, they’re awful! Not all are bad, but a lot of them really are. Terrible photos, poor descriptions, seemingly nasty attitude from the LL.

Some peoples photos are of a dingy basement with a water heater for their main photo. Some are filled with construction clutter. Some are upside down or blurry.

Some of the descriptions are almost nonexistent, or very misspelled words, etc.

Some are way too lengthy and demanding which I would think would turn a prospect off.

Then I thought, it really doesn’t take much effort to be a decent landlord when you look close at your competition. Then I thought about how easy it is to really excel at it if you actually put some good effort into it.

I’m certainly not anything special when it comes to landlording, when I list properties though, I try to have the best photos that I can, short and sweet descriptions. I have inviting and easy process for applicants to use, view, move forward etc. Now if I could just figure out where all the good applicants are that appreciate a Landlord that actually gives a cr@p when I have my vacancies, I’d be all set.

There are no poor looking real estate or rental ads where I live. Facebook ads are the same as any other ads anywhere else.

I tried advertising on facebook and I got lots of inquiries from people who lived in a different state but were thinking about moving to Idaho some day. Big waste of time.

Although I do have vacancy coming up an I mentioned it on my local facebook homesteading forum and have several responses. I don't know if any of them will turn out to be good, but at least they are all local. --76.178.xxx.xxx

I'm amazed at the poor photos - toilet lids up, boring blank walls, crooked photos...

It's no wonder they cannot find good applicants.

Just read: 98% of renters shop online for a home, even the oldsters.

To prevent a listing from going stale, they'll change up the main photo to any other picture in the listing. It can be turned off pretty easily.

That said, a new fb account with no friends, no contacts, no followers, and no profile picture would scream scammer to any would-be prospect. So I wouldn't expect to get many leads from there. --165.85.xxx.xxx

Yes, FB LLs are often garbage. As a wise friend of mine said, "Facebook gave a platform to people who should never have had one."

Just so. When you look at all the hemming, hawing, and arguing online, there's a reason why people call it "anti-social media." And yes, some of those folks have rentals.

I don't worry. Their bad ads drive the good tenants to me. There's always someone out there who needs a bad landlord to "take a chance" on them. It's like they're made for each other: bad tenants and bad landlords.

I see it on other platforms as well. The one's I really get a chuckle out of appears to be written by a Prison Warden. A laundry list of what you are not allowed to have/do but almost nothing on the amenities on the property and the pictures are dreadful.

When I'm doing my analysis to set the rental rate I will throw out anything that has been listed more than a couple of weeks, it is usually the ones you reference that are the one's I'm excluding. --209.205.xxx.xx
