How do I make this fellow depart and take the accumulated "props" too long present? --139.180.xx.xxx |

Just send a non renewal letter. Dear John. Your lease will end July 31st a noon and will not be renewed. The lease requires 30 day notice and this is 60 days to allow time for you to find other accommodations. Attached is the move out instructions. Etc --174.244.xx.xxx |

Start with a 4 sale sign in the front yard. --204.10.xxx.xx |

Is it a lease violation that is making you want to get rid of him or simply that fact that you don't want a long term tenant? Bonanza is on it if you just want the place back. No reason needed.
If it is a drastic violation then you can inform the tenant that you will be filing for eviction because of it but that is he leaves by XX date you will forego the court filing. --107.147.xx.xx |

Most states do not require you give a reason if the lease is up or it is MTM.
If you give a reason, you are opening the door to confrontation and argument "we can fix that".
No reason given, no way to "fix". --74.222.xx.xx |

This man does not live on this premises. He has used the back of a 2+ acre lot to stash sundry items from a camper, trailer, small structures like used in a carnival, satellite earth dishes, an used a/c, an old 50 gallon drum. But on the sly he's scouting for developers or for slight of hand. We have notorious laws. PS My shed was emptied of highly prized collections of personal effects like mom's trousseau, custom trim, garden utensils, an old wall phone an old upright hall radio, the tank from a well pump and a drafting board. Humorously many of these items turned up around the neighborhood. Sold to pay the rent? You be the judge. Thx for the suggestions. This person was kept to be helpful off and on but lol, ambition plated the path to departure. --139.180.xx.xxx |
